New neighborhood added to my website. This one covers The Fairways at Towne Lake. This development is located in the Towne Lake part of Cherokee County, obviously. It's a golf community, as you can tell by its name. It's a nice place to live with beautiful homes, yards, and common areas.

I've added a new neighborhood video. This is Brookshire in the southwest corner of Cherokee County. Go check it out! I have a lot more information on the individual neighborhood pages on my website. If you own property there, or are interested in buying there, bookmark the page. More to come; soon, I'll post another homeowner-themed video. I post a link to the Brookshire page in the comments. Everyone, be safe out there. Tony Gunter

Take a ride-through tour of BridgeMill, one of Canton, Georgia's largest and most established master-planned communities. In this video, we drive through the neighborhood so you can see the homes, streets, and community feel up close before you ever schedule a showing.
BridgeMill was established in 1999 and spans roughly 1,500 acres with over 2,800 homes built around an 18-hole championship golf course designed by Larry Mize and Desmond Muirhead. Home sizes range from about 1,200 to nearly 7,000 square feet, with prices spanning from the $300s for townhomes to over $1 million for custom estates, giving buyers options at almost every price point.
The BridgeMill Athletic Club anchors the community with a 2-acre aquatic center featuring water slides, a 24-hour fitness center, and one of the largest tennis and pickleball complexes in metro Atlanta with 33 combined courts. The clubhouse is home to Featherstone's restaurant, and residents enjoy a full-time activities director, youth sports leagues, ALTA and USTA teams, and neighborhood events throughout the year. Over 150 acres of green space and walking trails run through the community, with the Blankets Creek trail system nearby for mountain biking and hiking.
Location-wise, BridgeMill sits near Bells Ferry Road and Sixes Road in Cherokee County, close to I-575 for an easy commute toward Woodstock and Alpharetta, and just a few miles from Historic Downtown Canton. Residents are zoned for Liberty or Sixes Elementary, Freedom Middle, and Cherokee or Woodstock High School, all part of Cherokee County Schools.
Whether you're relocating to Canton, GA, looking for a golf course lifestyle, or just curious what BridgeMill looks like from the street, this ride-through gives you a real feel for the neighborhood before you visit in person.

Residential Roofing Explained: A Contractor's Guide for Georgia Homeowners
Thinking about replacing your roof β€” or just want to know what you're paying for? In this video, Tony Gunter of Gunter Property Group breaks down exactly how a residential asphalt shingle roofing system works, layer by layer.
What's covered:

OSB sheathing β€” why it must stay dry
Ice and water barrier β€” when and where to use it in Georgia
Drip edge flashing β€” a common mistake that costs you later
Synthetic underlayment β€” why your roof has to breathe
Starter shingles, architectural (laminate) shingles, and hip/ridge shingles
Ridge vents and attic ventilation β€” why this matters for your roof and your energy bill
What "licensed and insured" actually means for Georgia roofers (it's not what most people think)
How to compare roofing bids and avoid getting burned on material quality

Whether you're buying, selling, or maintaining a home in Cherokee, Forsyth, or North Fulton County, understanding your roof helps you make better decisions and ask the right questions.

How to Build an Audience When You Have No Sphere of Influence | Real Estate Marketing

Most real estate agents are told the same thing when they get into the business: "Work your sphere of influence."

That sounds greatβ€”unless you don't have one.

What happens when you're a new real estate agent, you've moved to a new area, you're changing careers, or you simply don't have a large network of friends and family to generate referrals?

In this video, I explain why I've chosen to build an audience instead of relying on a traditional sphere of influence. I'll cover the realities of starting from zero, how content marketing can create opportunities over time, and why building a digital presence may be one of the most valuable assets a real estate professional can develop.

This isn't a "get rich quick" strategy. It's a long-term approach based on creating useful content, helping people solve problems, and becoming visible to homeowners and property owners who may eventually need real estate services.

Topics discussed include:

βœ” Why many agents struggle without an existing sphere of influence
βœ” The difference between a sphere of influence and an audience
βœ” Building trust through content creation
βœ” Using video marketing in real estate
βœ” Creating a website that works as a lead generation tool
βœ” Social media, YouTube, Facebook, and organic marketing
βœ” Why consistency matters more than perfection
βœ” Real estate lead generation strategies
βœ” Seller lead generation and inbound marketing
βœ” Building a long-term real estate business

Whether you're a new agent, an experienced Realtor looking for a different approach, or simply curious about how modern real estate marketing works, I hope this video provides some useful insights.

This is an intro video for another neighborhood ride though video I'm pasting to my website. This one is on Harmony on the Lakes subdivision located in Cherokee County near Canton and Holly Springs. Go to the "about" tab, then down to "links" and click on the one that says "Neighborhoods Page". Then scroll down until you find it. Then click on its blue button. This will take you to a page I set up for the neighborhood. I hope it's helpful to someone.
