I am over the moon for Moshe and Shani, who, aside from being great friends, are my absolute OG fan club. They were my 2nd clients when I was still a newbie back in 2017 when they put their full trust in me to help them buy their first house here. 2 more houses and countless referrals later, I got to help them with their first sale of a house, where we aced the prep and got multiple offers, closing $16k over list price in this shifting market! Let's just say the weather wasn't our friend this week as my sellers and I, along with some amazing vendors, powered through an exciting week of listing prep that included a brand new exterior paint! You'd never know we were covered in mud and mulch, drenched in rain only an hour before these fabulous photos were taken! This gorgeously renovated house is now ready for it's new owners!!

I haven't kept up with social media for awhile but this one was too good not to post! This woman has the vision and drive to go big on a renovation to get exactly what she wants! We found her needle in a haystack, a 6-bedroom ranch on finished basement with pool in her ideal school district and perfect neighborhood! The icing on the cake? We got a heck of a deal, $195k under list price! This gave her all the room she needs to make this home everything she can imagine, so what better closing gift than a sledge hammer to get her started?? I'm absolutely looking forward to seeing the finished product 😍🏡

In this low-inventory market, perfectly renovated homes are still extremely competitive! Finding a well-kept home with "good bones" allows you to use your imagination and create your perfect home that can really check all of your boxes, and can save you a lot of money! I've always been a huge fan of this, and this is an awesome example! 4-sided brick ranch, established neighborhood, and walking distance to Vickery! Over the moon for my sellers closing on their house! Who doesn’t love a good before and after??? As many of my clients know, I am a huge advocate for finding homes with “good bones” that have room for renovation to truly make a space exactly how you want it. Not only do you get to let your imagination wander, but sometimes that can give you an edge in this super competitive market! We found just that last year in this home for Shani and Tamir, and I am absolutely blown away with the outcome of their bathroom reno. Shani has a fabulous eye for design, and put her awesome photography skills to great use here too! It's common to want/need to change out flooring when buying a new house, and I have to say, it is WELL worth a trip to Dalton, GA to shop for whatever flooring you may want! Being the carpet capital of the country, with the home of Shaw, etc, they have so many flooring stores and options, for way cheaper than flooring stores local to Atlanta! I found this top-end LVP flooring I loved for an investment project but couldn't justify $4.69/sq.ft which was the price everywhere here! A trip to Dalton and all stores were under $4/sq.ft with 2 stores quoting $3.09! For my small project of only approx. 800 sq.ft. I saved $1,300! Let me know if you are shopping for flooring and I can recommend a couple of stores for you!

Had some amazing first time home-buyers close a bit ago on this awesome new construction home just a stone's throw from downtown Woodstock! The new construction market is a whole other ball of wax from resale, and finding which route to homeownership is right for you is key! Davidson Homes did a great job making my buyers' experience smooth, with a quality end product!
