On a roll this week! I dont do a lot of Buyer Rep but as my hair gets more gray and and my hearing and vision dull a little I’m feeling led to work a little more with younger folks! It’s a Win Win for me….I get to hangout with hipsters and maybe impart a little knowledge and life experience as well as try and share what little I know about real estate! Yesterday was a perfect example! I was referred this young family by an ole Good Friend and Commercial Client of mine, who had called me about helping this family that he thinks of like his own kids!

I met this great little family last fall and we sold their house and started looking for a land tract to build their forever home on! Over the last few months, getting to know these “kids” and spending time with them and their “beautiful kids” has helped renew my hope in the future of this Country! This group is the 4th young family I’ve helped in the last few
Months and they have ALL been great!!! Great jobs, great salaries, great credits, great scruples….and most importanlty just great young people! At this stage of my life that’s way more important than earning a commission!

Looking for land with this group a little miracle happened! The perfect home on the perfect 15 acre land tract with the perfect outbuilding in their kids school district popped up! We did the Home Inspection yesterday, and the family dog was super stressed about all of these strangers in her house! I started spending a little time with her and talking her down and before I left me and this little girl were belly rubbing buddies! First time I’ve ever helped buy a house where the Dog’s eyes matched the color of the home!

So thankful this great family entrusted me to market their 72 acre land tract in Haralson County! We had some significant challenges but after numerous meetings with the County, working with a half dozen adjoining property owners to execute easement agreements, a lost drone and few other “bumps” in the road we closed!!! Along the way I reconnected with folks I went to high school with over 40 years ago and discovered some of them were my cousins! It took a village to get this one across the finish line but with patience, perseverance and a couple of miracles we made it there!!!

Congratulations to my clients for getting this 71 acre tract in West Haralson County, under contract! My clients have enjoyed this property as a hunting and family getaway spot for the last 50 years, and now it's time to move on to the next phase of life! I'm so thankful they've entrusted me to market this special place for them!
In just a few weeks, I've shown a large cattle farm, that I have listed, to a family from Mexico, and the buyers for this property are from England and Australia. They want a place for their kids to be able to "come out to the country" from Marietta!

Don't believe everything you see in the media! There is very little housing inventory on the market, so it's still a GREAT time to list your home. We sold this beauty for a lifelong friend, and the house went from being listed to closed in 24 days! The first weekend on the market, it had almost 20 showings and 4 offers, including the one we closed on which was all cash! Ignore the news about the terrible real estate market, and reach out to us about listing today! Bonus: this was Molly's first closing, and this is her first FB post!

BREAKING NEWS! The 2nd hire for Pete Ewing Realtor (we will come up with a better name) is none other than Molly Ewing! To say this is a dream come true for me is sizable understatement! We don’t know what all this will entail, and after she spends this much time with me for a whole week she may quit Friday, but I hope it’s the start of something that for her one day is BIG! It’s already ENORMOUS for me because we’ve spent all day together, she attended her first closing on day one, got to pull up her first yard sign, open her first Lock Box, walked her first new construction and met some fantastic people. The first person she met has been a wonderful friend of mine since she came to Buchanan when I was in the 3rd Grade, Collin Cash! I was so thankful that Collin gave me the opportunity to list her home and then to be Molly’s first closing on day one couldn’t have been better (more on that later). She got to meet Craig Burnsed, Karen Broome, Chelsea Lawrence, and some of the other gang at Talley Richardson and Cable! At lunch we bumped into Brian Maddox, then to wrap up her time in Dallas she got to me Danita and Sam Elrod! Everyone that met her was so gracious and excited and even had some very nice things to say about her ole Daddy!

All of her life when I would ride her around our property I’d clear off a new area and when she’d jump on the Gator with me I’d point it out and say “Molly Frances, this would be a great place for you a house one day”….her answer for the last 10 years has been and I quote “Dad I’m not coming back here”…..I’d find a prettier spot on the property and clear it off and work like a dog….I’d tell her to jump on the ATV with me….”Now Molly THIS would be a great spot to build a house one day…..Daddy I’m not coming back to Haralson County”….she’s been back here since August and I’ve been making “suggestions” for things for her to do here professionally…including help me (no chance)! If you have tried to buy a land tract recently and needed to have a “Perc Test” done you know it takes about 2 months to get someone on site. I’ve been thinking about things I’d do again if I were a young man and Soils Scientist is one of the things I would 100% look into doing! In the old days if you could operate some post hole diggers and had a couple of 5 gallon buckets you could get a perc test done tomorrow. Now it requires a bachelor’s degree in Ecology, Geology…. or one of several other ology majors, she graduated from Ga. College last August with a degree in Bi”ology! She could complete about 18 more Semester Hours and then work with a Soils Scientist for 4 years and then I could really put her to work! In the meantime I’m encouraging her to get a real estate license….just because! In the short term she’s going to look at taking the required Course online with UGA for the Soils Scientist idea, I’m going to teach her how to photograph real estate, use drones, handle our social media, organize my business and start doing clerical work for me and just hang out with Dad!

I’m under no delusions that “my plan” will work out, but it just might! I loved being a banker for a long time and it made me better at what I do now….but if I could have made the transition into real estate sales about 15 years I’d go back and do it in a minute! I’m excited about all of the possibilities, but at the very least I get to spend time with my adult daughter and that is another little MIRACLE that has happened to me, and I hope her too!

9 YEARS AGO this past February I started my full time career in Real Estate! I’ve never told this story in public but now seems the appropriate time to share my origin story in the business. I’d been in banking for 25 years…which was about 17 years of the best career I could’ve ever dreamed of. As primarily a Real Estate Construction and Development Lender I gained absolutely invaluable experience and knowledge in the real estate field that I utilize every day in my real estate sales career two decades later.

The years after the 2008 collapse were like DOG years on my mental, emotional and physical wellbeing…it took a toll on me! I had the smart idea of getting a real estate license just prior to the collapse with the expectation something bad was on the horizon and with all of the real estate investors and developers I knew I was going to ride the wave down and then be positioned to “kill it” when the market returned…..the brief downturn lasted the better part of decade! I’m a glass “Half Full” person but Community Banking as I knew it was over and I had to go to work at a larger bank that had been propped up by the Federal Government and they were acquiring failed and failing banks…I realized quickly that I wasn’t cut out for the awful things that the banking industry was doing to my clients and friends! When Karen and I would go on much needed vacations I would consciously start watching the clock…….at exactly 12:01 p.m. on Wednesday afternoon I would have a feeling of dread that I was then closer to the end of my time away from the bank that I was from the time my vacation started!

I came up with the idea of reactivating my real estate license and trying to make a transition out of the mire I was stuck in! I had a plan which was to try and tie my wagon to someone that could help pull me out of the ditch and show me the ropes….I knew a person that I had banked before the recession that I respected a ton and he had made the transition from a Developer to a licensed agent and eventually a broker. Under the guise of “Business Development” I kept asking this person to lunch and asking him for lending referrals from his sales business, and finally after a half dozen lunches on my expense report for the Bank he told me “Pete I like spending time with you and appreciate the lunches, but rest assured if I have a client that needs a Commercial Banker I’ll refer them to you, you don’t have to buy me anymore lunches”….it was at this point that I decided I had to spring my plan on him! Actually, all of these lunches aren’t just about business development, it’s been about me making a career change! He said “what do you want to do?" I told him I’d like to get into Real Estate Sales! I believe he was pretty shocked that at my age I would do something so radically different than what I’d always done! He sat there for a moment said “Pete I think you’d be GREAT at it…you know everyone, you’ve been a banker, you know real estate, and you’ve got that personality” …..I thanked him for the encouragement and told him I had a part “B” to my plan…..I’d like to partner with YOU! I still remember his expression! For the next few months we continued to toss around ideas, but the thought of going from a 25 years of salary to 100% commission was just too much for me; I didn’t think I had sufficient cash to span the gap…so I got cold feet! Mark called me one day and said “Pete the market is hot, and I need help! I tell you what I’ll do…everything that I have listed and working now when it sells, I’ll split the commission with you 50-50!” I was blown away at this incredible offer...... but after several sleepless nights I was still too frightened to pull the trigger…..I told Karen what Mark had offered but I told her I still can’t take the risk to jeopardize our family’s welfare, so I was going to graciously decline! Karen dug her heals in and refused to let me miss this opportunity…..THANK GOD! Mark Taglieber was then, and still is today the SMARTEST person I know in this industry! He allowed me to tag along on every listing appointment, every property inspection, every photography session and every closing for the next 2 years…and split every closing commission with me 50-50! Whatever “Technical Skills” I have in this industry I learned from Mark Taglieber! I am where I am today because of the faith, patience and knowledge that he shared with me, and for that I am eternally GRATEFUL! Mark has built the best REAL ESTATE BROKERAGE FIRM in West Ga. and soon to be East Alabama...and I ain't going NOWHERE!
