We wanted to respond to some questions that we're hearing from our community. We look forward to hearing from everyone!
1) When will the pool open and how do I get in?
The pool opened full-time for the summer this Friday, May 23rd. Pool hours are 9:00 am to 9:00 pm daily, which is when pool cards will work.
• To access the pool and all other amenities, make sure that you are in good standing (HOA dues paid, etc.)
• We will not have lifeguards on duty this year. Swim at your own risk.
• No smoking. No glass in the pool area.
• Please read the pool rules for additional guidelines and rules, including guest privileges.
• Children under 13 must be accompanied by an adult.
• Pool key cards: The cost is $35 per household. If you have misplaced yours or need a new one, please contact CMA at 800.522.6314. Additional contact information below.
• Please close the umbrellas and dispose of your trash when leaving.
The pool will close on September 30th.
2) Can the Board of Directors make my landlord cut the huge tree in my front yard? It is unsafe. They ignore me.
The Board of Directors can require a homeowner (or their landlord) to remove or address a hazardous tree, especially if it poses a safety risk or threatens common property, neighbors, or infrastructure.
a. Tree Safety = HOA Jurisdiction
If the tree is:
· Diseased, dead, or dying
· Leaning dangerously
· Damaging sidewalks, roofs, or power lines
· Creating a clear safety hazard
The HOA typically has the authority to enforce removal or mitigation under the maintenance, safety, or aesthetics clauses of the CC&Rs (Covenants, Conditions & Restrictions).
b. Landlord Responsibility
Since you rent the home:
· The HOA will likely direct the property owner (your landlord) to take action.
· You can notify both the HOA and your landlord about the issue, preferably in writing with photos.
c. If the HOA Fails to Act
You (or a neighbor) can formally submit a concern in writing to the Board or property manager, citing the risk and requesting inspection.
If ignored, you may have the right to escalate (especially if the tree could cause harm to others or violate local ordinances).
d. Local Ordinances May Apply
If the tree is an immediate threat (e.g., falling branches, root damage), your city or county (like Cobb County, Georgia) may also have ordinances requiring action regardless of HOA involvement.
Suggested Action Steps:
· Take photos of the tree showing the danger.
· Email your HOA (or use the official request form) stating the concern.
· Notify your landlord in writing — they are ultimately responsible for complying.
3) Is there going to be more than one HOA business meeting this year and when?
Yes. Our board meetings are held once a month, 2nd Wednesday at 6:30pm. In addition, the board is hoping to have an informal community meeting before the annual one at the end of the year. More details will be coming!
4) I already pay HOA fees. Why is it so expensive to rent the clubhouse?
HOA Fees Cover Basic Maintenance — Not Private Rentals
Your monthly or annual HOA dues typically cover general upkeep of shared amenities — landscaping, lighting, security, insurance, playground, tennis courts, basketball courts, community events, and general maintenance of the clubhouse.
Renting it privately involves extra costs that go beyond regular use.
Private Use = Exclusive Access & Extra Liability.
When you rent the clubhouse, you’re getting exclusive access, which often:
· Prevents other residents from using it
· Requires additional cleaning
· Increases liability for damage or injury during your event
Event-Driven Wear and Tear
Events like parties or receptions lead to:
· More intensive cleaning and sanitation
· Greater risk of damage (furniture, flooring, equipment)
· Higher utilities usage (water, electricity, HVAC)
Rental Fee Helps Preserve Community Resources
Charging a rental fee discourages excessive bookings, covers the true operational cost of hosting private events, and helps keep dues stable for everyone.
Market Rate Benchmarking
HOA rental fees are often still below commercial venue rates.
5) To keep from blocking the street in front of my house when company visits for a week, can I park my car in the clubhouse parking lot?
Possibly — But Only With HOA Approval
Most HOA-managed clubhouse lots are intended for temporary event or visitor use. Long-term parking (such as overnight or multi-day) is restricted unless:
• You request permission in advance
• There’s no upcoming event that needs the lot
• Your car is registered and in good condition (no flat tires, expired tags, etc.)
• Contact CMA to request parking, and if approved, you’ll be sent a form to place in your car
6) Can we get another library box (Little Library) that would be easier for the kids to get to. The one at the playground is too far away from where most kids live.
Thank you for your suggestion regarding the placement of an additional Little Free Library in the neighborhood. We appreciate your interest in encouraging reading and making our community more enjoyable for families and children.
The original Little Library was sponsored by the Social Committee, and the possibility of adding another one in the neighborhood was discussed with the decision to see how the first one was utilized. And we’re happy to see that it appears to be popular!
At this time, the Board shares your desire to support accessible amenities for our younger residents. However, we do have some safety concerns regarding adding structures in areas with higher traffic flow or limited visibility, as we want to ensure our common areas remain safe and secure for children at all times.
That said, we’re open to exploring alternative locations or creative solutions that align with both our safety priorities and the goal of promoting literacy. We welcome additional input from the community on where a second library might be placed with minimal risk and maximum accessibility.

7) I do not know how to get to the portal thing that's supposed to have all my information. Who can help me with it or with another way to get the information?
