John Mease Home Inspections is an independent building property inspection service in the metro Atlanta area. My background includes earning my Engineering degree from The Citadel in 1980. My hobby has always been houses and when it came time to find a home and a career to settle into, we chose my wife’s hometown of Atlanta and my hobby. I returned to school to certify for Home Inspections and have performed several thousand private home and building inspections since 1995. I am Code certified for new homes, older homes and commercial buildings by the International Code Council, the group that writes the Codes adopted by Georgia. I earned my Indoor Air Quality Investigator certification from the Medical University of South Carolina. The state of Georgia does not license Home Inspectors. Caution to all. A friend's A/C went out and the HVAC tech said the valve covers were off the unit when he arrived and the system was completely empty of Freon. He recharged the system and no leak was found. The tech said he is finding this more and more as Freon theft is on the rise.

Most people think I'm crazy when I say ivy will grow through your house. Below is a photo of ivy that has grown through the soffit and an attic space. The ivy then broke the flashing seal at the brick above the roof and is continuing its climb up the house.

How much creosote is in your chimney? I found this pile during a recent inspection (deeper than the rear of the wood grate). More loose creosote was hanging off the shelf just below the damper and the damper was jammed 90% closed with more of this sticking out (apparently more is stuck on top of the damper inside the chimney). This is a modern prefab fireplace with a steel chimney. My guess is the chimney was cleaned without access to the inside of the house. Any other answers? The house was vacant, had been for sale for nearly a year and no disclosure was provided.

One of the largest concerns most home sellers have is the buyer’s home inspection. What will the inspector find? Will the buyer ask for a price reduction or excessive repairs? Or worse will the buyer cancel the contract? Home sellers can alleviate this concern buy having their home inspected before placing it on the market. An independent home inspection will provide the owner with an unbiased view of their home from the exterior drainage to the attic framing. When was the last time you were in your crawlspace or attic? We know the inspector is going there and I will identify items ranging from simple maintenance issues to items needing professional attention. With the inspection report in-hand the Seller can prioritize any work they choose to perform and not be surprised when items left undone show up on the Buyer’s inspection. The inspection report will also provide information the Seller can use to complete their Seller’s Disclosure form. I find questions left blank or the ‘don’t know’ box checked on disclosures often and this leads to more questions and uncertainty for the Buyer. Stop worrying and have your home pre-sale inspected.
