Mortgage loan applications are down…but that doesn’t mean buyers have disappeared. 🏡
According to recent housing data, we’re seeing more buyers turning to FHA and VA financing, while refinance activity is also picking up.
And from what I’m personally experiencing in the market, seller concessions are becoming more common again. Buyers are asking for, and in many cases receiving help with closing costs and other expenses.
Interesting times we’re in, because there really isn’t ONE housing market right now.
🏡 Some homes are sitting longer than sellers expected.
💰 Some are still selling to all-cash buyers in less than 30 days.
📉 Some sellers are making price reductions.
🚪 And some are choosing to withdraw altogether.
The market isn’t necessarily “good” or “bad.” It’s complicated, hyper-local, and constantly shifting.
For buyers, that can mean opportunities to negotiate that didn’t exist a few years ago.
For sellers, pricing, presentation, condition, and strategy matter more than ever.
This is why I always tell people: national headlines can tell you what’s happening across the country, but real estate happens neighborhood by neighborhood; and sometimes block by block.
And y’all already know…I sell the block. 😉🏡
Mortgage applications decreased 2.7 percent from one week earlier, according to data from the Mortgage Bankers Association’s (MBA) Weekly Mortgage Applications Survey for the week ending July 10, 2026.
