Buying the right condo isn’t just about the unit…it’s about the building.

One of the biggest mistakes I see condo buyers make is falling in love with the kitchen, the view, or the amenities without asking questions about the HOA.

Before you make an offer, here’s what I recommend looking into:

✔️ Reserve funds – Does the HOA have money set aside for future repairs, or could a special assessment be around the corner?

✔️ Monthly HOA dues – More importantly, what do they actually cover? Insurance, water, exterior maintenance, amenities, security…every community is different.

✔️ Special assessments – Are owners being asked to contribute additional money for major repairs or improvements?

✔️ Pending litigation – This can impact financing and even your ability to purchase the condo.

✔️ HOA financial health – A well-managed association helps protect your investment over time.

The condo itself is only part of the purchase. Understanding how the community is managed is just as important.

After helping sellers across metro Atlanta navigate many markets, My experience has shown that the homes that move in days, almost
always have these 5 things in common:

1️⃣ Priced to match recent sold comps, not wishful thinking. Pricing accuracy from day one is the key. Homes priced to match recent sold comps move fast often selling within 2-3 weeks in prime locations. Overpriced listings just rack up days on market and lose buyer interest.
2️⃣ Move-in ready (buyers usually pay more to skip the to-do list) while homes with visible repairs or strong odors often take longer, even when priced lower. Strategic pre-listing updates (kitchens, baths, paint) Painting and minor upgrades, especially to kitchens and bathrooms, make a home sell faster and for more money
3️⃣ Lifestyle appeal. Outdoor space, walkability, flexible rooms, neighborhood amenities like restaurants, shopping, and entertainment. Homes that tell a lifestyle story, are standing out and selling faster.
4️⃣ The right marketing strategy. The homes that create the most interest online typically generate more showings, stronger offers, and often better results for the seller and that’s a big part of marketing.
5️⃣ The right school district can add serious value to a home. Location still matters. Schools matter too.

The truth? Most sellers lose time and money on #1 and #2 and don’t even realize it until their home’s been sitting for 60+ days.

POV: When you almost fumbled a trip with your husband to the beach at his clients fabulous beach house.

Now your biggest decision is beach or pool… lucky for me I didn’t have to make that decision and I’m doing both! Yup, BOAF OF ‘EM!!!

I’m in Jacksonville this weekend and I have to say, this view is pretty amazing!

Ocean breezes, sunshine, and a little time to slow down before another busy week of real estate and design.

Moments like this remind me that success isn’t just about what you build. It’s also about making time to enjoy it with loved ones.
