The number of active listings are falling, according to reports from the First Multiple Listing Service (FMLS). Inventory remains the biggest challenge for Georgia homebuyers. The "lock-in" effect has a strong hold on current homeowners - many of whom have an interest rate well below current levels. With short supply of homes available, prices are remaining strong and many homeowners are still seeing appreciation above historical averages. To highlight what is going on in the residential real estate market, we wanted to share this snapshot of today's market statistics. The median list price has remained steady at just over $400,000 which is higher than January's median list price of approximately $385,000. Days on market are still low at just 10 days to sell on average. With such low inventory, we are not seeing the full impact of high interest rates just yet.
