Most sellers think the biggest risk is pricing too low.
In reality, the bigger risk is pricing too high and losing momentum.
Buyers decide fast.
They tour what feels right, looks right, and is easy to see.
If a home is overpriced, hard to show, or not fully ready during that first weekend, buyers don’t wait. They move on.
That’s why things like cleanliness, showing access, and pricing strategy aren’t “nice to haves.”
They’re leverage.
The goal isn’t to give your home away.
The goal is to get more eyes, more interest, and stronger offers while buyers are still excited.
