Do you really know your tenants?

Part of the SEOTA(StrategicEvaluation of a Target Area) process is to understand not only the real estate in the area but the people and the economy.

Things we evaluate when we are looking into a area are :
- building permit activity (residential & commercial)
- Employment
- Average House Hold Size
- Demographics
- Psychographics
- Occupancy rates
Other things to consider: close to public transit, retail and shopping centers, and large employment centers.

The most important thing about the SEOTA process is the demographics and the psychographics.

This tells you who your renters are and why they will choose one unit over the next. This data can give you an idea of the type of tenants in these markets.

Questions we like to answer:
- what are the businesses within a 5 mile radius?
- What percentage are retail workers? Construction workers? In the financial sector? Etc.
- What is the median age for that neighborhood?
- What does this age group prefer?(what are their must haves? Dog park? Gym? Playground? Business center?)

Understanding the needs of the prospect tenant before takeover makes crafting the business plan 10x easier.
