I wanted to circle back on my recent closing to not only give kudos to my phenomenal client — she’s a BEAST! Young, driven, and determined.
But I also want to highlight something I’ve said for years: Everything is negotiable… and you must always be willing to walk away - not just real estate, but in LIFE!
This transaction was one for the BOOKS.
We often showcase the smiles at the closing table, but let me tell you about the behind-the-scenes work that doesn’t get mentioned.
During due diligence, the Seller and Buyer (my client) could not come to an agreement on repairs. We extended closing not once, but twice — and ultimately TERMINATED the contract because we could not reach acceptable terms.
Yes, we walked away.
In the midst of terminating, the appraisal was already scheduled and proceeded, unaware the transaction had been canceled. My client was highly — and rightfully — upset. She loved the home, but she also wanted her concerns addressed.
So I went back to the table.
I reached out to the listing agent and made it clear: although the Buyer had terminated, she was still interested in moving forward if the Seller was willing to come to a reasonable agreement regarding repairs.
Long story short: I successfully negotiated $8,500 in seller contributions, all concerns were addressed, and we closed 🥳 a day earlier than the original closing date.
This is what we mean when we say representation matters. Not just opening doors… but protecting your investment, standing firm, and knowing when to walk away.
