The property is part of a 17-unit residential building with walkable access to nearby transit, dining, and retail. Originally the Atlanta Marble Factory, the building was converted into residential lofts in 2006, retaining its industrial structure while incorporating modern residential use. The unit features an open-concept layout, 25-foot ceilings, and natural light throughout the space. The interior showcases a true loft design with an open-concept layout, high ceilings, and large windows that bring in natural light throughout the main living area. Concrete flooring and exposed elements reflect the building’s industrial character, while the kitchen is equipped with stone countertops, wood cabinetry, and stainless steel appliances, along with a center island that provides additional workspace and seating. The layout includes two bedrooms and two bathrooms, with one bedroom and bath on the main level and an additional bedroom and bath located in the lofted upper level, offering separation while maintaining the open feel of the space. Cities with the fastest-growing home prices in the Atlanta metro area
Tracking Atlanta’s dynamic housing market is central to my work at Puttogo Global Group. Recent data shows U.S. home values ticking up 1.3% to $369,678, though higher mortgage rates have slowed the pace. Here in Atlanta, Milton stands out with an impressive median price of $946,504—that’s a 2.8% increase over the past year, and a remarkable 40.6% rise in five years. Sandy Springs, Brookhaven, and my home base of Dunwoody are also seeing strong appreciation, driven by ongoing limited inventory. As someone who’s spent years navigating and interpreting these trends for clients across the metro area, I’m always focused on delivering creative, full-service solutions for buyers and sellers looking to make the most of these ever-evolving neighborhoods.

Atlanta Homes Now Compete for Buyers | Brought to you by the Puttogo Global Group.
As we move through Mid-Q3, Atlanta’s real estate landscape is clearly shifting—homes are now vying for buyers’ attention. We’re seeing closed sales down about 5% year-over-year, and pending sales have dropped nearly 29%, marking the fifth month in a row of declining pending sales. The market dynamic has changed: instead of buyers scrambling for limited listings, buyers now have more time, more information, and more choices to consider. Median prices have adjusted as well, slipping to $400K—a 2% decrease from last year and about 5% lower month-over-month—while active listings remain steady near 22,900, and new listings are relatively flat compared to this time last year. For sellers, this environment calls for strategic value positioning, while buyers can afford to be more deliberate, as their options expand and pricing becomes more negotiable. If these trends—especially the drop in pending sales and softer prices—continue through late Q3 and early Q4, we’ll have even stronger evidence of a sustained market that favors buyers. Drawing on my experience both as a REALTOR® and a long-time marketing professional, I’m keeping a close eye on these shifts to help clients navigate their decisions with clarity and confidence.

Top Cities Where Real Estate is Poised to Boom in the Next 2 Years: 2026-2027
As someone who’s always tracking the pulse of the real estate market, I find it fascinating to see which cities are set to thrive over the next two years. Markets like Dallas-Fort Worth and Raleigh-Durham—driven by robust job growth, a steady influx of new residents, and accessible home prices—are projected to see home values climb by 2-3%, with mortgage rates hovering around 6.3% and rental returns in the 5-8% range through 2027. My background in both global real estate and corporate marketing keeps me focused on these emerging trends, especially as they relate to finding creative solutions for clients seeking opportunity and value. It’s exciting to see how strong fundamentals can shape dynamic, growing communities.
