📈 Just because a buyer offers more… doesn’t mean you’ll get more.

Here’s why:

When the market is hot, buyers get competitive. It’s not unusual to see offers well above asking.

But there’s a catch—lenders don’t care about buyer emotions. They care about appraisals.

An appraiser looks at what similar homes recently sold for—not how badly a buyer wants yours. And the lender? They’ll only loan based on that appraised value.

That means if your buyer offered $20K over… they need to bring that extra $20K in cash.

So what does this mean for you as a seller?

It means the best offer isn’t always the highest number on paper. It’s the offer most likely to close smoothly—with financing that works, or cash to back it up.
