NEW CONSTRUCTION DOES NOT MEAN NO QUESTIONS. 🏡👀

That brand new house with the gorgeous kitchen, shiny floors, and fancy model furniture? Yes, it’s cute. 😂

But before you fall in love with the countertops, let’s talk about what really matters.

✨ What actually comes with the home?
✨ Which upgrades cost extra?
✨ What are you paying in HOA fees?
✨ What incentives are available?
✨ What does the builder’s contract say?
✨ When will the home actually be ready?
✨ And most importantly… who is representing YOU?

Here’s where I may ruffle a few feathers:

The person working in the builder’s sales office represents the builder.

That does not mean you should not work with them. It means you should understand the difference between having someone sell you the house and having your own REALTOR® helping you navigate the purchase from your side.

And please don’t skip the inspection because the home is brand new. 😬

New construction can still have things that need attention. A pretty backsplash does not come with a lifetime guarantee. 😂

My job is not to tell you, “Buy this one!”

My job is to help you ask better questions, understand what you are buying, look beyond the model home magic, and make an informed decision.

Here’s something people don’t talk about enough:
