Are move-in inspections the same at every management company? By Georgia law, a move-in inspection must be completed prior to a company taking a security deposit from a tenant. Most management companies will complete a simple form noting any damage to the home and many companies will take a photo of each room with their cell phone or a small camera. Some companies hire an outside company to come in and do the inspection for them and these companies typically do a good job.
What makes Concierge Property Management different than all the other companies is that our inspection is more thorough and much better documented. For every house we manage, we have a company take a Matterport 3D Virtual tour of the home. This tour shows every wall, ceiling, floor, light fixture, cabinet and other fixture of the house. Instead of just a snapshot of the room, you can see in great detail any damage present. When the tenant moves out, there is never a question about whether damage was present when they moved in. Look up at the ceiling, lights and fan and down at the condition of the floor. There is no better documentation than this. Yes, we also take photos in addition to this. Why don’t all companies spend the time to get a Matterport Virtual tour? One is time and another is the expense. These tours typically cost $300 - $500 so if one is taken when the tenant moves in and then again at move-out, it is a huge cost.
The second thing we do differently than our competitors is we use a urine detector to check for pet urine on the carpet. We note the areas of any accidents which frequently can’t be seen after it dries. This way, you are able to rent your home to someone with a pet and know whether or not the tenant needs to pay a fee for the damage.
While we have never had to go to court to seek damages from a tenant, we are highly prepared in the event it ever happens. These are just a few of the ways Concierge Property Management goes above the competition to keep your asset protected.

The least important question to ask a property management company –
When meeting with owners to discuss property management, the first question typically asked is “How much do you charge?” Most property managers respond with an answer such as 7%, 10% or a flat fee of “X” per month. Owners will often get pricing information from several companies and go with the lowest price quoted. This is one of the biggest mistakes an owner can make with what is arguably one of their greatest assets.

The real question owners should be asking of property management companies is “How much money can you help me earn?”.

Using a rental amount of $1000.00, here is an example of how a lower management fee could actually earn you less money. If Company A charges 8% but takes 6 weeks to rent the property, and Company B charges 10%, but gets a tenant placed in two weeks, the owner that hires Company B will earn $760.00 more that year:

A second important variable is the quality of tenant placed in the house. Many property management companies earn additional fees for handling evictions. Not only does the owner lose rent but often incurs court costs and repair costs. Having to evict tenants can easily cost an owner $5,000.00 - $10,000.00.

Property management companies also charge fees for placing tenants in the house; often one month’s rent. Our tenant screening process greatly reduces the chance of tenants defaulting. Our focus is on keeping the tenant in the property as long as possible, not earning additional placement fees.

Vacancy is an owner’s largest expense therefore, we usually sign tenants to a minimum lease of two years to decrease turnover. A one-year lease usually has one month’s vacancy between each tenant, resulting in a 9% loss of the owner’s yearly rental income. Keeping tenants longer than the initial lease term results in a direct financial reward to owners.

Complying with local, state and federal laws is critical. Failing to do so can result in huge fines and judgments. Managing your own property does not release you from your obligation to follow all laws including Fair Housing. Our company has an attorney on retainer as well as a CPA. We do not guess at the answers to your questions. If we don’t know, we find out. Additionally, we spend several thousand dollars a year on continuing education.

Finally, the stress of owning an investment property can sometimes turn a great investment into a nightmare. The right property management company will drastically improve your life by handling tenant screening and placement, collecting rent, and managing repairs.

For over 15 years, I have had great success managing dozens of rental properties that I have personally-owned. After many requests for assistance from other owners of investment property, I am pleased to announce the opening of Concierge Property Management, LLC.

My boutique management company is quite different from the other property management brokerages. Rather than focus on managing as many properties as possible, my goal is to provide personalized, professional service while protecting your clients’ investment. Unlike most property management brokerages, who use the model of 75-125 units per property manager, Concierge Property Management will not take on more then 50 units per employee, enabling me to provide the dedicated service each property deserves.

YES – I do have all the bells and whistles the big companies have, including property management software with a portal for each owner and tenant, background checks, rent payments automatically debited from the tenants’ bank account, and comprehensive accounting details available online at any time. In fact, my software is the same one used by many of the largest management companies in the country.

In addition to all the traditional services property managers offer, I do many things above and beyond our competition. Every property has professional photographs taken as well as a 3D virtual tour, so prospective tenants can easily see all the features of the property. Keeping the number of properties per employee low, I have more time to focus on acquiring the best tenants for the property, rather than the first ones with money. If the prospective tenants are local, I go one step further and conduct a visit to their current residence to insure they are tenants who will take care of the home.
