One of the biggest misconceptions I hear from first-time buyers here in Atlanta is that you need a 20% down payment to get the keys to a new home.

The reality is that for most people starting out, the financial entry point is actually much more accessible. Here is what the current landscape looks like for buyers:
♦ The median down payment for first-time homebuyers has recently averaged around 6%.
♦ Many loan programs, including FHA and certain conventional options, allow for as little as 3% or 3.5% down.
♦ Waiting to save a full 20% can often mean missing out on equity growth as home prices in our local market continue to rise.
