‼️CLOSED AND SOLD ‼️

Please be so kind to congratulate my client and her family on closing their brand new home this past Thursday.

Melody was referred to me after having no luck with her previous real estate agent.

She expressed feelings of defeat, and even stated that it just may not be her time to purchase.

I recommended a new construction community with amazing interest rate incentives that would allow them to earn more purchase power and increase their approval amount.

She was in LOVE with the new construction community, and the payment she was quoted was the same as what she’d be paying for the smaller resale homes she had been viewing prior to working with me!!

Melody was ready to throw in the towel and resume the home-buying process at a later date if she could not get approved for the two story floor plan she had now fell in love with in the community! She no longer wanted the ranch floor plan although it fit her budget perfectly!!

I refused to allow her to give up!!

Fast Forward…I request the phone number for the builders manager to advocate for her and explained the dilemma we were facing.

After speaking and pleading with the builders manager…he released a two story floor plan that fit Melody’s budget to help seal the deal!!

Watch this!!!

My client was under contract for a new construction property in South Fulton.

She really liked it but was beating herself up because she stalled and missed out on a different floor plan that met her needs a little bit better.

Well….Im going to always go the extra mile to make sure my clients are 100% satisfied with their purchase.

Fast forward to a week from when she initially went under contract, I received a notification that the same exact floor plan she was under contract for had come back on the market…except with a BASEMENT for almost exactly the same payment she’d be paying on the property she was under contract for. 👀

Y’all know I was all over this opportunity like white on rice!! I had to sn**ch it up for her before another buyer locked it in!!😅

When I told her about the basement opportunity, she could NOT contain her excitement.

We jumped on the phone with the on-site agent and lender…by that night we were under contract for the basement floor plan that met ALL of her needs!!💪🏾

A TESTIMONY!

The saying is…there is no testimony without tests.

Well my seller and I were tested and tried throughout the journey of getting her home sold!

Can you believe we were under contract a total of six times and EVERY contract terminated mostly due to financing issues!!? 😤

This has NEVER happened with any of my sellers and I just could not believe that we were having to face such difficulty with getting such a beautiful home sold!

Although this was at no fault to myself or my seller, she began to feel defeated and even set a deadline to lease the property if we did not secure a buyer that could successfully close by this deadline.

The house was originally listed in July 2023, and after roughly six buyers later…we finally closed yesterday on March 14, 2024.

Being completely transparent, I felt defeated, confused, and helpless. I had exhausted every possible option. 2023 was a shaky year in real estate and buyers simply were not making it to the closing table.

Despite my feelings of defeat, it was a must that I continued to keep my seller motivated and uplifted! I was determined to get her to the closing table.

Yesterday my seller made six figures from the sale of her very first home!

Gods timing…not ours.
Delayed…not denied.

The weapons will form…but they won’t prosper.

There were many hurdles jumped…but we were victorious in the end.💪🏾
