Are AI Home Valuation Tools Worth the Cost?
There’s a lot of buzz around AI home valuation tools these days—promising faster results, lower costs, and more efficiency. But as someone who helps folks buy and sell homes here in Coweta County every day, I’ve seen that these tools can be pretty hit-or-miss on accuracy. Free online estimates pull from public records, past sales, and listings, so they’re great for a quick ballpark figure, but they aren’t true appraisals and can leave homeowners with the wrong impression about their property’s real value. On the other end, there are advanced tools for lenders and investors, with subscriptions and extra features like forecasts or human review, aiming for more consistent results. Still, there are concerns about these algorithms picking up old biases, which can impact everything from neighborhood values to refinancing and even sales outcomes—plus, regulators are watching closely. My advice as your local REALTOR? Use AI valuations as a starting point, but always combine them with transparency and the insight of a real person who knows the area. When it comes to major decisions, nothing beats local expertise.
