So grateful to have attended the Real Estate Outlook for 2025 presented &
Check out my biggest takeaways!
I loved learning about ways that the city is working to attract and the downtown area as well as plan for the upcoming next year!
The past 30 years of conventional fixed mortgage rates have been on quite a ride and there's a good chance they'll continue to remain around the same as last year this upcoming year
The variance between people purchasing new homes vs resales is narrowing
had a 65% appreciation in the price of properties
Qualifying income has increased sharply over the past 30 years
Cash buyers are at an all time high in general. It also shows the significance and of being a repeat buyer. Starting with even a smaller can build your exponentially
This also assumably allows for more for repeat buyers to have more available for down-payments which we know helps the overall [monthly] costs
Since 2020, Georgia has had a 7% in job growth and 1.1% population growth in the state last year alone
Slide 11 was particularly fascinating with the info that the 2 red lines indicate... the new norm or median age for first-time homebuyers is now 38 years old vs 28 years old from over 30 years ago. Also, stunning is the fact that most people aren't buying their next home until age 61
After that, you'll see that compared to 30 years less married couples are buying homes while women are exercising their buying power
have a large influence in property considerations as their economic market share steadily increases
The most slide imo is the last slide showing the difference in between someone who invests in vs those who will continue to rent
