Starting October 1, Florida is cracking down on people who fraudulently get into apartments using fake financial documents. Under the state's new HB 1293, knowingly using forged, fictitious or counterfeit documents like fake paystubs or bank statements to fraudulently enter into and take possession of a residential rental can result in a third-degree felony.

That charge can carry up to five years in prison and a $5,000 fine. The law also covers certain false identity statements and impersonating another person on a rental application.

Landlords will also be able to terminate a rental agreement for fraudulent entry without giving the tenant an opportunity to fix the violation. The tenant can be given seven days to vacate after receiving the termination notice.

The law officially takes effect October 1, 2026.
