Our porter plays a vital role in delivering the high level of service we pride ourselves on.

Duties & Responsibilities:
- Inspect property & buildings on a daily basis
- Collect trash on grounds and around dumpster enclosures
- Clean pet area & restock waste bags
- Blow/sweep sidewalks, parking lots, hallways & pool areas
- Assist maintenance technicians
- Assist with key control & tracking
- Report findings to property management team
- Communicate with residents in a polite & respectful manner

Requirements:
- Must be self-motivated, honest & accountable
- Ability to communicate (verbally & in writing)
- Must be comfortable using technology (inspection software, email, etc..)

Our Maintenance Technicians play a vital role in delivering the high level of service we pride ourselves on.

Duties & Responsibilities:

-Complete services requests in a timely and professional manner
-Diagnose and perform repairs on the following: HVAC, plumbing & electrical systems, appliances, carpentry, doors, windows, locks, drywall & flooring.
-Keep accurate records of hours worked & materials purchased
-Use inspection app to note the condition of apartment units
-Help maintain clean appearance of properties by picking up trash and sweeping/blowing off driveways/sidewalks
-Communicate both verbally and via email with maintenance team
-Interact with residents in a respectful and patient manner

Requirements:

-A positive and team-oriented attitude
-At least 2 years in apartment maintenance or other similar industry
-Knowledge of local and national Fair Housing laws
-Knowledge of OHSA and EPA regulations
-Valid driver's license and reliable transportation. This position will require daily travel to/from properties (most all inside the perimeter in Atlanta)
-Basic tools. Cobalt will cover costs related to specialized tools used.

Compensation:

-Salary starts at $55,000/year, with higher starting base depending on experience and certifications (HVAC, electrical, plumbing, etc...)
-100% coverage of health insurance premium for employee, with ability to add family members to company health policy (at employee's expense) and add optional vision and dental insurance coverage
-Paid time off in addition to a number of paid holidays
-Opportunities for bonuses based on performance
