Remembering September 11, 2001

Like so many of you, I remember that day very well. I watched as the events unfolded, trying to comprehend what we were seeing.

Our world changed that day.

Twenty-five years later, we remember the nearly 3,000 lives lost, the families who were forever changed, and the courage of the first responders and ordinary Americans who stepped forward to help.

We remember. We honor. We will never forget.

🏡 HOW’S THE MARKET? — August 2026

We’re finally starting to see 6- and even 7-month supplies of inventory in some areas of Metro Atlanta. And that could be good news for buyers!

More inventory means sellers may be more willing to offer closing-cost credits, rate buydowns, repairs, or other concessions to get a deal done.

Interestingly, I’m still not seeing a lot of price reductions. Sellers seem to be holding their prices while becoming more flexible on the terms.

And before all the Chicken Littles start screaming “THE SKY IS FALLING!” 😂☁️ remember: a balanced market is actually a GOOD thing.

About 6 months of inventory is generally considered a balanced market, giving both buyers and sellers a better opportunity to negotiate a fair deal.

The market isn’t necessarily crashing—it’s normalizing. And that may be a good thing for everyone.

Happy Labor Day!

Today we celebrate the American worker and recognize the contributions that working people have made—and continue to make—to our communities and our country.

Labor Day has its roots in the labor movement of the late 19th century, when workers came together to advocate for better working conditions, fair wages, reasonable hours, and the dignity of work. In 1894, Labor Day became a federal holiday.

Today, it's also a chance to pause and appreciate the people who keep our communities moving every day—from teachers and healthcare workers to tradespeople, first responders, farmers, small business owners, office workers, and so many others.

However you spend today, I hope you have an opportunity to relax, recharge, and enjoy some well-deserved time with family and friends.

💡 Tuesday Tips with Dennis!

This is a warning I give all my new clients. A few years back I knew someone selling their home and they easily had the upper hand with negotiations because they had heard everything the buyer and agent had discussed. Always assume you are being recorded when you are in someone's home.
