☔ Happy Friday, Atlanta!

Can you believe we're already at the final full weekend in July? It feels like we blinked and the month flew by. With August just around the corner, let's make the most of these last few weekends of summer before school routines and fall schedules begin.

The weather forecast isn't looking like the best, so you may want to keep an umbrella handy and have a few indoor activities on your list. Fortunately, Metro Atlanta has plenty of options—from museums and live entertainment to shopping, restaurants, and family-friendly attractions—along with a few outdoor events if Mother Nature decides to cooperate.

The World Cup excitement may have wrapped up, but there's still no shortage of things to do around the metro. Take a look at the events I've posted below and find something fun to enjoy this weekend.

It's heating up outside, and so is the list of things to do around the metro! Whether you're looking for live music, festivals, family fun, farmers markets, or something completely unique, this weekend has a little something for everyone.

The excitement doesn't stop there. The FIFA World Cup comes to an end this weekend with Argentina taking on Spain in what promises to be an incredible championship match. No matter who you're cheering for, it's a great excuse to gather with friends and enjoy one of the biggest sporting events in the world.

So grab your sunscreen, stay hydrated, and make the most of another great summer weekend in Metro Atlanta. Take a look at the events I've posted below and see what catches your eye!

📊 How's the Market? Let's Take a Look.

If I had to sum up this month's market in one phrase, it would be "more of the same." The Atlanta market continues to hold fairly steady, with no major shifts from what we've been seeing over the past several months.

One trend I am noticing is that more sellers are reducing their prices—and they're doing it sooner. In many cases, I don't think it's because the market is weakening. It's because some homes are being priced too aggressively from the start, and sellers are quickly realizing today's buyers simply aren't willing to pay yesterday's prices.

The biggest lesson? Pricing your home correctly from day one has never been more important. A well-priced home gets attention, generates showings, and often leads to stronger offers.

I'm also seeing that homes which haven't been properly maintained or updated are sitting on the market longer. The days of selling an outdated home that needs repairs for top dollar are, for the most part, behind us.

Today's buyers expect value. That means staging, cleanliness, professional photography, and a strong marketing plan can make all the difference. It's one of the reasons I invest so much time into helping my clients prepare their homes before they ever hit the market.
