As we move through the summer market, the June numbers continue to tell a positive—but realistic—story across Placer, Nevada, El Dorado, and Sacramento Counties.
The market is settling into a healthier, more balanced pace. Buyers have more choices than they did over the past few years, yet inventory remains below last year's levels in every county. At the same time, closed sales increased year-over-year across all four counties, demonstrating that buyers are continuing to move forward despite higher interest rates.
While prices have remained generally stable with only modest month-to-month fluctuations, sellers continue to receive between 98% and 99% of their original asking price. That tells us that well-priced, well-prepared homes are still attracting motivated buyers and achieving excellent results.
For buyers, today's market offers greater opportunities to negotiate and make thoughtful purchasing decisions. For sellers, limited inventory and continued buyer demand create favorable conditions for homes that are priced strategically and professionally marketed.
