Is the marketing shifting? Yes.

Does that mean your home will sit on the market, have little activity, and take forever to sell. Absolutely not.

40 Davis Road in Durham is the perfect and very timely example of that.

Interest rates are over 7%, we are fully in the fall market, buyers are more selective than I have seen over the last two years. What does that mean for you as a seller? Strategy is EVERYTHING.

I understand as a seller it is hard to ignore the advice from your Uncle who sold his house during the COVID craze without having to do anything other than put it up on the MLS for bananas $$$ and get multiple, sight unseen offers, with no inspections.

You need a better plan and an agent who does more.

I understand Zestimate, Chat, or Claude are telling you where you should price your home. Guess what, they are WRONG. 👎

I cannot stress enough how important it is to work with an agent who understands all the factors contributing to the shift, knows how to position your home for a successful outcome, and most importantly that they can show you with DATA (from THIS YEAR, not when it was as simple as just putting a listing on the MLS) why THEY are the agent to list with. 🙋🏻‍♀️

As a solo agent (with a transaction coordinator) I have closed over 50 transactions so far in 2026. 💪🙌🥹

I have also lost listings because I am honest. I am going to tell you what you need to do, where you need to price your home for the best possible outcome, show you the data, and my proven strategy.

If you decide to listen to your Uncle or the agent who will tell you want you want to hear because they really want the listing, that's ok.

I'll keep working hard for the clients who trust what I bring to the table.

When you or someone you know is even thinking about selling, let's have a real conversation.

And lastly to be really clear, a market shift is not the market crashing. The market is thriving for sellers and buyers who are well informed with a strong plan in place.

We bought our dream home in May of 2026. It was built in 2000. The quality and detail is the kind that will stand the test of time. I have no doubt this home will be thriving 200 years from now. The millwork is incredible and there is SO much of it. It's all honey oak.

I am resisting the urge, with all my might, to paint it all and leaning into the warm wood tones to find a way to make it work.

I called this our first reno project, but really it started with fully painting the exterior. I'll post that next.

So let's call this our first interior reno project. 😁

So here we are...leaning in. Keeping the honey oak cabinetry while updating the counters, backsplash, creating a focal point with a custom hood, new flooring, lighting, and hardware.

I'll post updates and of course the before and after.

Follow along as we go room by room saving what is timeless and marrying old and new.

Labor Day Weekend 2026

The weather is taking a turn. We have had an unbelievable summer but I'm ready for Fall in Maine 🍁

I'll never get tired of walking out onto my porch every night to this view.
