If they’re still building in your neighborhood, buyers aren’t just comparing your home to the one down the street. They’re comparing it to the brand-new version of it. Here’s how that changes your plan 👇🏾
• Buyers compare total cost, not just list price. Builders often offer incentives like closing cost help or rate buydowns, so a seller credit can sometimes do more for you than a price cut.
• Builder base prices aren’t what homes actually sell for. Upgrades and lot premiums change the number, so your pricing needs a closer look than the sign out front.
• Lean into what you have that they don’t. Move-in ready now, no build timeline, and the extras buyers forget to budget for, like blinds, fencing, and finished landscaping.
• Timing matters. Listing when your floor plan is sold out, or between phases, can change your leverage.
