Myth: You have to have VA eligibility to assume a VA loan.

This is one of the most common misconceptions I hear about VA assumptions.

The reality is that a buyer does not have to be a veteran or have VA eligibility to assume a VA loan. A qualified civilian buyer may be able to assume a VA mortgage, subject to lender and servicer approval.

Where it gets more complicated is understanding what happens to the seller's VA entitlement after the assumption. That's why it's important for both buyers and sellers to fully understand the process before moving forward.
