"The market" has a reputation it can't shake: frozen, dead, waiting.

Then the numbers came in: existing-home sales rose 3.2% — month-over-month AND year-over-year — the highest level since December (NAR).

The "frozen" feeling? 2021 broke everyone's compass. If normal means 40 offers and homes gone in 48 hours, no healthy market will ever feel "hot" again.

But that wasn't normal. It was an anomaly.

But it doesn't have the doorframe with the pencil marks. The dog's first morning in a backyard that's actually theirs. The birthday party in your own dining room without apologizing for the noise. The kitchen where the holiday traditions finally start because you have a kitchen worth cooking in.

It doesn't have the first day of school photo in front of the same door — every September, same door, different backpack — for ten years in a row.

It doesn't have the Tuesday morning your kid says "I love our house" out of nowhere and you realize the place finally became home.

The street I drive at night before you ever see the house. The comparable sales from the last 30 days that tell me exactly what to offer. The offer structure that makes a seller choose you over someone who bid more. The inspection item that becomes the negotiation. The closing timeline that I'm tracking so Friday actually happens.

None of this shows up in the listing. None of it is visible on closing day. It's just the work that happens in between — the part that determines whether the whole thing goes smoothly or falls apart at the worst possible moment.

The unspoken obligations of a realtor.

The ones that aren't in the contract. The ones nobody tells you about when you get your license. The ones you just figure out because you actually care.

I'm watching a first time buyer get the keys to something they worked years for and tried to talk themselves out of a dozen times.
I'm in the car after an offer gets rejected reminding someone that the right home still exists and we're going to find it.

You will learn things about yourself you didn't know. Things about your partner you didn't need to know. Things about load bearing walls that will keep you up at night.

You will eat takeout for so long you'll have a loyalty card to three different places. You will make decisions about tile at 11pm that feel enormous and irrelevant at the same time. You will say "we're almost done" to everyone you know for six consecutive months.
And then one day it will be done.
And it will be exactly what you pictured. Better actually. Because you lived through the version that wasn't finished and now you know what finished feels like.
The fixer upper is always worth it.
The timeline is never what they tell you.
