As we wrap up September, the numbers are telling an interesting story. Home prices and closed sales are down compared to last year, but pending sales are actually up. 👀

So no—the Austin market isn’t “dead.” Buyers are still buying, but they have more choices and they’re being much more selective.

✨ For buyers: More inventory can mean more negotiating power on price, closing costs, repairs and even rate buydowns.

✨ For sellers: Pricing and presentation matter more than ever. The buyers are there, but simply putting a home on the market and hoping for the best isn’t the strategy anymore.

And remember—Austin is NOT one market. What’s happening in Circle C can look completely different from Buda, Dripping Springs, East Austin or Georgetown.
