Are you overpaying for that off-market home? 👀

Off-market listings feel exclusive...less competition, first dibs, maybe even a "deal."

But there's a hidden risk buyers rarely think about.

No public listing = no days-on-market data = no signal on whether the price is actually fair.

And if a lot of homes in the area are selling off-market too? Even your appraisal might not catch it, because appraisers can't see off-market sales data. Nobody can.

Doesn't mean off-market is a no...sometimes it's the only way to land a unicorn home before anyone else finds out about it. But go in knowing the tradeoff. 🏡
