Nancy Guilloteau, PhD / Real Estate Agent - Bramlett Residential Whether you are selling or buying, I offer meticulous attention to detail, superb communication skills, personalization to individualized needs, and care.

I enjoy working with the environmentally sensitive and understand how to create a healthy home. Nancy Guilloteau is a licensed realtor with Rebecca Realty, LLC. Originally from Baton Rouge, Louisiana, where her love of architecture and home design began, she arrived in Austin in 1986 and has witnessed Austin’s growth and change over the years. She has rented, owned and renovated homes in Tarrytown

, Highland Park West, Northwest Hills, Downtown West, and Bouldin Creek. She loves reimagining rooms and homes to reflect a more efficient use of space and to help buyers see a home’s full potential. She has an eye for identifying older homes with a great potential for renovation, and most recently has embraced the turn-key appeal and contemporary designs offered by new construction. From her home in Bouldin Creek, she enjoys a short commute to the UT campus and Lady Bird Lake, where she starts her days at Texas Rowing Center as a competitive rower. As the mother of two daughters greatly impacted by environmental sensitivities and CIRS, Nancy understands the stress and difficulty associated with finding suitable housing for individuals with this particular need. She prides herself on her knowledge of home performance as a system, ultimately creating and maintaining a healthy living environment. Long before COVID, she was conducting research on building biology and indoor air quality. While green building focuses on energy efficiency, it does not take homeowners’ health into consideration. In fact, newer homes with a tight envelope are great for energy efficiency, but in certain situations, can have disastrous effects on the health of a home’s inhabitants. Older homes, too, can harbor a wicked cocktail of air, moisture, and toxins. Whether you are looking for a new build or are interested in improving the air quality and home system performance of an existing structure, Nancy has relationships with local builders and experts who can help you achieve your goals. She is a professional member of the Building Biology Institute and the International Society for Environmentally Acquired Illness (ISEAI). Nancy has worked as a French professor, French Language Program Director, author, and researcher at the University of Texas for 24 years. As a teacher and mentor to so many students over the years, she understands the importance of expertise in one’s subject area, personalization to individualized needs, communication, cooperation, and care. These same skills apply to an effective real estate agent. In addition, her international background as an American and French citizen, gives her a unique cultural perspective and appreciation of the differing needs and expectations of a diverse, and often international, clientele. 📊 Austin Metro market update for March 2026! The resale market continues to show signs of balance as inventory sits at 6.5 months, giving both buyers and sellers more room to make thoughtful decisions in today’s market. ⚖️

Home values remain steady with the average sold price at $603,790 and the median sold price at $451,365, reflecting a market that is holding strong despite normal fluctuations. Buyers are seeing more opportunity, while sellers who price strategically are still finding success. 💰 ✨

We’re also seeing 4,501 new listings hit the market and total sales climbing year-over-year, which is a great sign of continued activity across the Austin metro. While homes are averaging 91 days on market, patience and strategy continue to be key for both sides of the transaction. 🔑 📅

Whether you’re thinking about buying, selling, or simply keeping an eye on the market, these numbers show Austin remains active, healthy, and full of opportunity. 🚀 🏙️

Some clients take time to discover what feels right, exploring different possibilities along the way. Others know instantly when they’ve found “the one”.🎯 Excited for my buyers who are under contract for this gem!

Such a rewarding experience last week presenting to members of the UT Retired Faculty and Staff Association on “Rightsizing”, considering a home that fits this stage of life.

As both a professor and real estate agent (and proud sponsor of the association), helping retired colleagues navigate these transitions is close to the heart.

I hosted a panel that included Austin Estate Sales, retired professor Dr. Eli Cox III (who recently sold his home with my team), and my preferred home inspector, Randy Barfield, who shared how a pre-listing inspection can save stress, time, and money.
Attendees received my “Rightsizing” presentation afterward, along with my preferred vendor list. Grateful for this community and the chance to walk alongside them in these big life decisions.

Reach out if you're considering "Rightsizing" and don't know where to start.

As the Realtor-Professor of the UT Community and proud sponsor of the Retired Faculty and Staff Association, it was a treat to surprise a few fall luncheon guests with hidden pie coupons. I loved visiting with members as they stopped by my office for pie pick-up yesterday, hearing about Thanksgiving plans and meeting some of you for the first time. If you missed out this year, stay tuned—there are more fun surprises coming in 2026! 🥧🧡🤘

Wonderful to (re)connect with so many friends, colleagues, and new acquaintances at the Retired Faculty and Staff Fall Luncheon. I feel very fortunate to be part of this special Longhorn community, even though I’m not retired yet! It was especially exciting to learn that one of our undergrad students from French and Italian was recognized as an RFSA Scholarship recipient. Bravo and Hook ’em!

Long but eventful day on the 40 acres. Finished classes at 3:30, and headed over to Gabriel's for a fun Happy Hour with French & Italian colleagues and grad students. Took in the burnt orange sunset as I walked to my car. We are officially halfway through the semester—not that anyone’s counting!

It's National Taco Day! Grab your free taco at any Taco Deli location today. My morning fave is the Otto, no tortilla, which might not technically be a taco, but it is a great protein packed post-row breakfast. 🌮🌮🌮
