2022 has been BUSY for me as I’ve been hustling to take my career in real estate to the next level. I’m super proud to have been involved in helping to buy, sell & lease all of these stunning properties in both Austin and Houston.🙌

It’s been an eventful few years in Austin especially. You’ve probably heard of houses getting a record number of offers (I heard of one in 2021 that got 80 something offers🤣) and lines out the door to get into open houses. It’s been tough out there for buyers!

But as of late, we’ve been seeing stats indicating that things might be going back in the other direction: from an *extreme* sellers market to just a regular seller’s market.👀

How do we know? Well, inventory is up 40% from April 2020 to April 2021. Closed sales and Pendings are also down.

If this trend continues it means the door is slightly opening for buyers. They should be able to offer less over asking price to win on a home and be one of less offers.🤞

For sellers it means that pricing their home at the current market is key (and they can greatly thank everything that’s closed over the last 2 years for increasing their value). They can still expect to get offers at or over list price, but they shouldn’t be expecting to get 10-20% over and a full out bidding war after just a few days on the market.
