Check out the MLS January sales report for Travis and Williamson Counties. As predicted, sales fell about 11% year-over-year, and median sales price fell about 3% year-over-year. For Sellers, there is light at the end of the tunnel...interest rates are slowly falling, and volume is expected to increase as we head into the busiest time of the year. It's that time of year again...does your home have a Homestead Exemption? If you're not sure and you live in Travis County, go to
https://traviscad.org/propertysearch enter either your name or the street address and pull up your tax records. On the right side of the page look for "Exemptions". You're looking for "HS-Homestead".

If you're in another county, find their appraisal district website (e.g. wcad.org for Williamson County). Don't get sucked in by sponsored ads trying to sell you this simple service!

The entire TCAD database is available for search by owner name, property address, account number, or doing business as (DBA).

December numbers are in! Check out this quick video that , highlights a market that has stabilized after a year of recalibration.

While total sales declined 3.2% in 2025, buyer activity strengthened in the second half of the year, pricing became more realistic, and inventory normalized. December data reinforced that shift, signaling a more predictable and sustainable market heading into 2026.

Bottom line: the market has softened and stabilized from the highs of the post-pandemic period. Average sales price decreased and inventory increased. Great time to buy!

The November data for the Northwest Hills, Westover Hills and Allandale areas holds some interesting and encouraging information...lots of opportunities for both buyers and sellers. Both dollar and unit volume decreased, but the average cost per home increased about 3.5% from the year-ago period. Homes were on the market about 6 days less than a year ago, which is an encouraging sign for sellers.

Bottom line: home prices in the specific areas are stabilizing after the huge jump in the 2021/2022 period and settling back to reasonable valuations. Lots of opportunities for buyers looking for a great place to live with excellent schools. For Sellers, it's getting easier to sell a home.
