Current client needs an absolute gut and I'll be acting GC on the project. First step is to redesign the kitchen. If you ever need to get a quick and dirty design you can use the IKEA kitchen design software. It takes a bit of getting used to but pretty intuitive. I used it this morning to identify plumbing and electrical rough-in's at walk-through. I love this stuff...

So my wife and I have owned and operated a few short term rentals (STR's) over the years. I'm assuming we've been fortunate because we've stayed booked out on those properties as much as we could handle using only the AirBNB platform. Recently that changed, occupancy has moved in the wrong direction, so I placed our current Fredericksburg property on VRBO. I do believe, after about 2 months, we are getting more hits and our bookings on that platform are performing well. The one thing I did NOT anticipate is that the VRBO clients looking at our property are more interested in longer than 2 or 3 night stays. That is a good thing and a good thing to know.
I tend to stick with what I know and in this case it worked to my advantage to just try something new.

Another home project this weekend. I love our new home and my wife has designed an amazingly beautiful interior, shocker. It's not her first rodeo...
My domain is exterior, go figure. The end game is an inviting yard, easy access to the pool and privacy. Stage one, build out a BBQ deck and start hiding the HVAC units. Not done but good progress.
