🏡 DAY 98 OF CHECKING ON MY CLIENT’S NEW HOME! 🔨🔑

One thing about me, I’m not just showing up when it’s time to sign paperwork and take pictures with the keys. 😂

When my clients decide to build a new home, I’m checking on the process from dirt to keys. 💯

Today makes Day 98, and seeing this house continue to come together is exactly why I love new construction.

Every visit tells a different part of the story:

👀 Keeping an eye on what’s happening
🔑 Getting one step closer to closing day

Buying new construction can be exciting, but there are a LOT of moving pieces between signing the contract and getting those keys.

🏀 DALLAS MAVERICKS: NEW ARENA. NEW LOCATION. NEW ERA! 👀🔥

This is WAY bigger than basketball.

The Dallas Mavericks have selected the former Valley View Mall site in North Dallas near I-635 & Preston Road for their planned new arena and entertainment district. The organization has secured options involving approximately 104 ACRES. 🤯

If you remember what Valley View used to be, imagine this area transformed into a major mixed-use destination featuring:

🏀 State-of-the-art Mavericks arena
🏨 Hotels
🍽️ Restaurants
🛍️ Retail & entertainment
🌳 Public green spaces
👨‍👩‍👧‍👦 Family-friendly experiences
🎤 Entertainment & gathering spaces
🏗️ Additional mixed-use development

🏗️ WHEN IS IT HAPPENING?

One thing I want to make clear: an official groundbreaking date has not been publicly confirmed, so I wouldn’t automatically believe graphics saying construction starts in 2026.

What we DO know is the Mavericks are targeting the 2031-32 NBA season for their new home, around the time their current lease at American Airlines Center expires.

But here’s the part that really caught my attention as a REALTOR®…

🏡 PUT YOUR REAL ESTATE HAT ON.

Think about what 104 acres of major development could potentially do to the surrounding area.

Hotels. Restaurants. Retail. Entertainment. Infrastructure. Jobs. Tourism. New development. More people coming into the area.

Real estate isn’t only about what’s there TODAY.

Sometimes the opportunity is understanding WHAT’S COMING NEXT. 👀📈

By 2031, this part of North Dallas could look completely different.

And that’s why I’m watching the residential, commercial and land opportunities surrounding this development NOW, not five years from now.

I’m not letting NOBODY ruin what God and I have been working on for the last 10–15 years! 🙏🏾

You can’t destroy me.
And you damn sure can’t stop me! 💯

I’ve survived too much, fought too hard, prayed too many prayers, and come too far to let ANYBODY knock me off the path God has me on.

What God built in me wasn’t built overnight, and it won’t be destroyed in a moment. 🙏🏾‼️

Today was one of the most disrespectful experiences I’ve had in real estate.

I called and texted the listing agent to let her know my client and I had arrived early for our scheduled showing. My client wanted to see the home before we left Grand Prairie for Arlington instead of driving back to Grand Prairie later.

While we were waiting, the seller came outside and asked why we were parked in front of the house. I politely explained that I was waiting to hear back from his agent to see if we could start the showing a little early.

He then said, “Let me call her because you don’t look like an agent.”

A few moments later, the listing agent called me and immediately began yelling. She called me the N-word, a MF, and several other insults. None of it was warranted. I had simply followed the professional courtesy of calling and texting before approaching the property.

No one deserves to be treated that way, regardless of their profession, race, or appearance.

God bless. Take me out of the hands of man, because man is not merciful.‼️

Everybody keeps saying:

“I’m waiting for interest rates to come down.”

Okay.

But I have a question nobody likes asking:

What if home prices go UP while you’re waiting?

What if rates eventually drop and suddenly you have thousands of additional buyers jumping back into the market competing for the same houses?

Nobody knows exactly what the market will do next.

That’s the point.

So instead of trying to perfectly time the market, maybe the better question is:

“Can I comfortably afford to buy based on MY finances right now?”

Because there are new construction homes in Alvarado, TX starting in the high $270Ks. 🏡🔥

You could potentially find:
