Top 3 home improvements that can tank resale value (or at least your buyer pool):

1) Bad paint choices
Bold, dark, super-saturated colors… and especially sloppy paint jobs (messy edges, paint on trim, patchy coverage) make buyers think: “What else did they do wrong?” Neutral doesn’t mean boring—it means sellable.

2) Converting the garage into living space
I know it feels like extra square footage, but buyers love garages for parking, storage, gear, and golf carts. Many buyers see a conversion and immediately start calculating the cost to convert it back—especially if it looks DIY or messes with HVAC/permits.

3) Too many different flooring types
Walking through a home that goes hardwood → tile → laminate → carpet → vinyl plank room-to-room feels choppy and cheaper, even when it wasn’t. Consistent flooring makes a home feel bigger, cleaner, and more “high-end.”
