There are so many amazing homes on the market (both public & private listings!) in Austin right now.
As of March, the median sales price is $598k (down 1.9% YoY), active listings sit at 2,747 (-13% YoY), and sold listings are slightly up at 734 (+0.8% YoY). Pricing is still trending down modestly, but much more gradually than what we saw in 2023-2024.
What that means for buyers: there’s a real opportunity right now where we’re seeing quality homes come up at realistic prices. The best homes - great location, updated and priced right - are moving fast, while others are just sitting.
