Attention Austin! 🚨 Lake Travis activity has been suspended until further notice.
Due to major flooding, all recreational, commercial, and navigational use is currently prohibited, except for emergency response. Debris and high bacteria levels make the water unsafe for swimming and boating.
Stay safe and check with local authorities before making lake plans.

HEADS UP! Saharan Dust is forecast to move into the Caribbean and the Gulf later this week. 🐪🌵

The dust should keep the Atlantic Basin quiet for the next seven days.

Saharan dust, which travels more than 5,000 miles across the Atlantic from Africa, typically remains aloft between 5,000 and 15,000 feet in the atmosphere. While Saharan Dust is not a new phenomenon, advancements in technology have significantly improved our ability to detect and forecast it. Each year, over 180 million tons of dust are lifted from the Sahara Desert.

There are both benefits and drawbacks to its arrival. On the positive side, the dry, dusty air can suppress tropical storm development by lowering humidity levels, often resulting in fewer storms. It also creates stunningly vibrant sunrises and sunsets, and the iron-rich dust helps fertilize the Amazon rainforest and feeds oceanic phytoplankton, which absorb carbon dioxide and produce oxygen.

However, the downsides include reduced air quality, which can aggravate respiratory conditions such as asthma, hazy skies, and “dirty” rainfall. The dust can also transport bacteria that contribute to harmful algal blooms like red tide and has been linked to damage in coral reef ecosystems.

📍 Austin Housing Market Update – May 19, 2025

The Austin housing market is undergoing significant changes, presenting new opportunities for buyers and renters alike. 

🏡 Home Prices and Inventory:
• Over 50% of active listings in the Austin MLS have reduced their prices this month, with an average decrease of $69,000 (6.5%).
• In Austin proper, the average price drop is $86,000 (6.6%).
• Inventory has reached record levels, with 17,077 active residential listings, the highest ever recorded in the region. 

📉 Rental Market Trends:
• Austin leads the nation in rent price declines, with a 9.6% year-over-year drop, bringing the median rent to $1,399.
• This decrease is largely due to a surge in home construction during the pandemic, increasing housing availability.
