"The agent who recommends the highest price is the best choice."

We get it.

Agent A says $500,000.

Agent B says $525,000.

Well... Agent B obviously likes your house more. 😄

Unfortunately, buyers don't care which agent gave you the highest number.

They decide what your home is worth.

We've lost listings because another agent recommended a significantly higher price.

And yes, it stings.

But we've also watched some of those homes sit on the market... reduce the price... reduce it again... and ultimately sell for less than we originally recommended.

A suggested list price isn't a promise.

So when interviewing agents, don't just ask:

"What do you think my home is worth?"

Ask:

"Show me how you arrived at that number."

Then ask what happens if the market doesn't agree.

The best pricing strategy isn't the one that makes you happiest during the listing presentation.

It's the one designed to create buyer interest, protect your negotiating position, and help you achieve the best possible outcome.

Sometimes the truth isn't the prettiest number.

But it's usually a much better place to start.

New Construction Contract vs. Resale Contract:
Same House Purchase. VERY Different Rules.

Buying a resale home in Texas? You're commonly using the TREC 1–4 Family Residential Contract.

Buying from a builder? Don't assume the contract works the same way.

With a typical resale contract, buyers may have several negotiated protections and opportunities to terminate—such as the option period, financing provisions, appraisal provisions, and other contingencies depending on the contract.

Builder contracts can be a VERY different animal.

Many are written by the builder's attorneys to protect the builder. Earnest money and deposits may become non-refundable. Inspection rights may be different. Financing or appraisal issues may not give you the same exit. Construction timelines can favor the builder, and your ability to terminate may be much more limited.

In other words:

"I can always get out if something goes wrong" is NOT a safe assumption. 😬

New construction can be a fantastic choice—we help buyers purchase it all the time.

But before signing ANY contract, understand the rules you're agreeing to.

Because "Where do I sign?" should come AFTER "What happens if...?"

What Does a Buyer's Agent Cost?

Fair question.

But here's another one:

What is good representation worth when you're making one of the largest purchases of your life?

A buyer's agent isn't paid to unlock doors. You're hiring a professional to help you evaluate opportunities, understand the market, develop an offer strategy, negotiate price and terms, navigate contracts and inspections, manage deadlines, solve problems and help protect your interests all the way to closing.

That's a valuable professional service—and yes, buyer representation has a fee.

Here's the part that can be confusing:

You and your buyer's agent agree on compensation upfront. But that doesn't necessarily mean you'll write a separate check for the entire amount at closing.

In today's resale market, buyer-agent compensation is generally requested by the buyer as part of the offer and then negotiated with the seller. Builders may handle compensation differently, and those terms can vary from one transaction to another, and one builder to another.

Just like price, closing costs, rate buy-downs and other terms, how buyer-agent compensation is handled can be part of the overall strategy.

Our goal isn't "free representation."

It's valuable representation—and helping you structure the strongest overall deal we can.

Now the Real Work Begins.

Getting your offer accepted is a BIG moment. Celebrate it!

But don't confuse "under contract" with "almost done."

This is when a lot of the work—and some of the biggest decisions—actually begin.

Depending on the transaction, the next few weeks may include:
🏠 Inspections and the option period
🔧 Repair negotiations
💰 Financing and lender deadlines
📊 The appraisal
📑 Title review
🏡 Homeowners insurance
✍️ Contract amendments
👀 Final walk-through
🔑 Closing

And occasionally, something goes a little off-script.

An inspection uncovers a surprise. The appraisal doesn't come in where expected.

The lender needs another document. A repair isn't completed correctly.

That's when having someone in your corner really matters.

Our job is to help you understand your options, protect important deadlines, negotiate when necessary, coordinate with everyone involved, and solve problems before they become BIG problems.

Getting the house under contract is exciting.

Getting you successfully to the closing table is the goal.

"We should wait until interest rates come down before we sell."

Maybe.

But here's the problem...

Which Tuesday are rates coming down? 😄

Nobody knows exactly where rates will be six months—or a year—from now.

And if you're selling AND buying, waiting for lower rates isn't quite as simple as it sounds.

Lower rates could make your next mortgage more affordable.

But lower rates may also bring more buyers off the sidelines—which could mean more competition for the home you want to buy.

Meanwhile, your current home value, inventory, builder incentives, negotiating opportunities, and your own life can all change.

So should you sell now?

Maybe.

Should you wait?

Maybe.

The answer depends on much more than one interest-rate number.

What are your goals? Where are you moving? What will you sell for? What will you buy? What will the whole move actually cost?

That's the conversation worth having.

Don't try to perfectly time one number.

Build a plan that works for your life and your finances.

Buying a Home Shouldn't Feel Like a Second Job. (But it kinda is 😲)

Finding the house is exciting.

Then suddenly there are lenders, inspections, insurance quotes, contracts, deadlines, title questions, appraisal updates, repair negotiations and approximately 847 emails. 😄

Oh—and somewhere in there you're supposed to keep doing your ACTUAL job.

And if you're moving? Add packing boxes, scheduling movers, changing utilities and wondering how you accumulated this much stuff.

This is another reason buyer representation matters.

A good buyer's agent isn't just there to show you houses. We're helping coordinate the process, watching deadlines, communicating with the other parties, answering questions and making sure you know what needs your attention—and when.

You still make the decisions.

You just don't have to figure out everything by yourself.

Our goal is to handle as much of the real estate "noise" as possible so you can focus on the decisions that actually require YOU.

🌡️ The steering wheel is lava.
