Okay but for real… here’s my actual advice:
1. Offering strategy matters
Offering way under asking can work in some situations… but not blindly. A reasonable offer is based on comps, days on market, and seller motivation. I don’t usually suggest making your initial offer completely offensive to the seller unless you’re okay with potentially losing out on the house.
2. Never skip the inspection.
Inspections are there to protect you. Even during the crazy covid days when people would waive their inspection just to get the winning bid….🫥 I would never advise my client to do that. Even if the seller already has the home pre-inspected, *always* get your own!
3. Just because you’re approved doesn’t mean you should spend it all.
Your max approval ≠ your comfort zone. You still need room for life… travel, kids, emergencies, furniture, all of it. The right budget is the one that feels good monthly, not just on paper.
Real estate advice on the internet can be questionable and/or overwhelming! Make sure you have someone helping you make decisions based on your goals, not just trends.
