Not every framing project starts from scratch. Sometimes, we’re called in to correct work that should have been done properly the first time.
Houser Construction Company was contacted through our friends The Home Depot regarding a structural framing repair in Waldwick, New Jersey.
When I arrived for the site visit, I learned the homeowner was a first-time house flipper who had already spent four months and more than $40,000 on framing performed by another contractor. After the Waldwick Building Department completed an inspection, multiple structural deficiencies were identified, and much of the framing failed to meet code.
We quickly reviewed the inspector’s comments, prepared an estimate for the required structural repairs, and got to work.
Our scope included:
✔️ Removal and replacement of a flush structural beam
✔️ Installation of new 3-ply 1-3/4” × 11-7/8” LVL beams, properly through-bolted
✔️ Reframing structural load points, including a window opening
✔️ Complete reframing of the staircase
✔️ Bringing the framing into compliance with applicable New Jersey building codes
Situations like this are an expensive reminder that hiring the lowest bidder can end up costing far more in the long run.
