As mortgage rates are rapidly rising, the hot housing market is finally cooling off. This made many of you asking: are we going to experience a repeat of 2008?
The short answer is “No”: the housing market is in a far better place now than it was back in 2008. The 2008 meltdown resulted in new firmer lending regulations to prevent a repeat of another wave of foreclosures like the ones we have seen after the meltdown.
During the lead up to the housing crisis, it was by far much easier to get a home loan than it is today.
Besides the tightening in lending standards, today s market is still experiencing an imbalance between supply and demand. Despite the cooling off in buyers demand due to affordability issues, demand still outpaces supply and there is still a shortage of homes available on the market.
Another difference between today’s market and the meltdown market is the number of homeowners that were facing foreclosure after the housing crash. Foreclosure activity has been lower since the crash, largely because buyers today are more qualified and less likely to default on their loans.
With not as many risky loans, mortgage delinquencies are at record low. Total mortgage debt in the United States is now less than 43% of current home values, the lowest on record. That gives today's homeowners record amounts of home equity.
The biggest problem in the housing market now is home affordability. While inventory is starting to rise, it is still about half of pre-pandemic levels. Buyers who remain in the market will experience a far more normal market conditions than the one we experienced during the pandemic.
