SOLD!! Some transactions are smooth sailing and others require some work. Honestly this was a fairly easy transaction...until the last few days. A delay in closing due to buyer needs I was able to negotiate a slight increase in price for the seller. Paper work and last minute addendums threatened the closing but I was able to get creative to find another solution to keep it moving forward.
I recently was asked if you really need a realtor for buying and selling. The answer is yes. Quite honestly you can list a house for sale and probably get offers, maybe even good ones. The real skill of realtors though is all the next steps that lead to actually making it to closing day.

One thing is for sure, real estate is not a straight line. This house could not have been more prepared for market. Several offers came in all over asking. As I was reaching out to the top contender, another offer came in that was too good to be true. Sellers jumped on it but...it was too good to be true. After inspections buyers wanted a huge reduction. Sometimes though you need to know when to let go. We said no and went back to the several waiting offers and the new owners were so excited we came back to them. Smooth sailing from there. Oh and their inspection? They asked for 3 repairs the seller could do themselves.
So excited for my clients to have their new chapter starting with a little less stress now that they are back down to one mortgage.

Preparation is key! The owners took care of every detail. House was staged and had amazing photos. First showing was withib hours and the first offer came in within hours. After several offers this house is off the market!

Wishing you all the best in 2026.

While I helped several families last year of note to me was the 5 past clients, 2 referred clients and 2 friends. I am always happy to work with anyone but it makes my heart so full to have clients return to me and to have other agents trust me enough to refer clients. I love working with friends and family but it is ALOT of trust to share personal financials with your friends.

It always hard to describe yourself, to "sell yourself" but had a client say it perfectly- I am maternal. I take care of my clients and I want the best for them. I am going to teach them, be patient and always be there for them. I am going to be honest and have the hard conversations. Ultimately I am going to love them and then let them go. I love being able to maintain friendships and relationships beyond the buying/selling process but some people just need to know I am here for them when they are ready.

I would love the opportunity to work with anyone you know who might be looking to buy or sell in 2026. I do limit my client load so I can make sure everyone gets the attention they need. If they are not ready until next fall that's ok. I can get them prepared and add them to my calendar.
