Buyers are gaining more negotiating power but correctly priced homes can still stand out.

📊 Current market snapshot:

• Median sale price: approximately $553,000
• Homes are taking roughly 77–92 days to sell
• Nearly 80% of recent sales closed below asking price
• Mortgage rates reached 7.03% last week

What does this mean?

🏠 Sellers: Pricing correctly from the beginning matters. Homes that are overpriced may sit longer and require reductions.

🔑 Buyers: There may be opportunities to negotiate on price, closing costs or a mortgage rate buydown.

⚠️ Flood-property owners: Beaufort County announced a FEMA mitigation opportunity for certain previously identified properties. Applications are due October 9.

Monday Morning Update: 📈 Mortgage rates jumped to 6.95%, making monthly payments a little tougher for buyers.

⏳ Homes are taking longer to sell: about 112 days in Northern Beaufort County and 137 days in Southern Beaufort County.

💰 Prices are holding differently across the county, but the overall message is clear: this is not the market to overprice your home and hope for the best.
