🍁 My morning walks are already a smidgeon cooler & getting a bit soggy - it's a good reminder that seasons change quickly! 🧥☕️

This is the month I like to get a jump on the winter honey-do list by starting to pack away summer, tackling little maintenance projects, and making sure the house is buttoned up before the cold really settles in. A little prep now makes the season ahead so much more comfortable.

𝗦𝗼𝗺𝗲𝘁𝗵𝗶𝗻𝗴 𝘂𝗻𝘂𝘀𝘂𝗮𝗹 𝗵𝗮𝗽𝗽𝗲𝗻𝗲𝗱 𝗶𝗻 𝘁𝗵𝗲 𝗔𝘂𝗴𝘂𝘀𝘁 𝗵𝗼𝘂𝘀𝗶𝗻𝗴 𝗿𝗮𝗻𝗸𝗶𝗻𝗴𝘀. Manchester-Nashua ( the #1 market as recently as February) 𝗱𝗶𝗱𝗻’𝘁 make the Realtor Hottest Housing Markets list. 🏡🔥

✅ Concord did, but just barely, coming in at 𝗡𝗼. 𝟭𝟴.

😱Does that mean New Hampshire’s housing market suddenly went cold? 𝗡𝗼𝘁 𝗲𝘅𝗮𝗰𝘁𝗹𝘆. What we’re seeing looks more like a market beginning to 𝗻𝗼𝗿𝗺𝗮𝗹𝗶𝘇𝗲.

Affordability played a major role in August’s rankings, with buyers gravitating toward less expensive markets in the Northeast and Midwest. At the same time, NH buyers are finally seeing something they haven’t had much of in recent years: 𝗺𝗼𝗿𝗲 𝗰𝗵𝗼𝗶𝗰𝗲.

Statewide inventory is up more than 10% from last year. In Manchester, active listings are up roughly 28%. In Nashua, they’re up about 19%. 𝗧𝗵𝗮𝘁 𝗰𝗼𝘂𝗹𝗱 𝗮𝗰𝘁𝘂𝗮𝗹𝗹𝘆 𝗯𝗲 𝗴𝗼𝗼𝗱 𝗻𝗲𝘄𝘀.

For buyers, more inventory can mean a little more time to make decisions, more homes to compare and potentially more negotiating power.

For sellers, demand hasn’t disappeared. Manchester and Nashua remain strong markets — but 𝗽𝗿𝗶𝗰𝗶𝗻𝗴 𝗮 𝗵𝗼𝗺𝗲 𝗰𝗼𝗿𝗿𝗲𝗰𝘁𝗹𝘆 𝗺𝗮𝘁𝘁𝗲𝗿𝘀 𝗺𝗼𝗿𝗲 than it did when virtually every listing had buyers lining up.

𝗡𝗲𝘄 𝗛𝗮𝗺𝗽𝘀𝗵𝗶𝗿𝗲 𝗶𝘀𝗻’𝘁 “𝗰𝗼𝗹𝗱.” 𝗜𝘁 𝗺𝗮𝘆 𝗷𝘂𝘀𝘁 𝗯𝗲 𝗯𝗲𝗰𝗼𝗺𝗶𝗻𝗴 𝗮 𝗹𝗶𝘁𝘁𝗹𝗲 𝗺𝗼𝗿𝗲 𝗯𝗮𝗹𝗮𝗻𝗰𝗲𝗱. And after the market we’ve experienced over the last several years, that's not a bad thing.

Not to be dramatic, but trusting Zillow to tell you everything you need to know about the local market might be why you’re missing some of the best opportunities. 👀

Online searches are useful. I use the data, too.

But an algorithm doesn’t drive these neighborhoods every day. It doesn’t know why two homes five minutes apart can have very different values. It doesn’t know which streets buyers tend to love, which properties are worth a second look, or when a listing might be more interesting than the photos make it seem. 🏡⚖👀

That’s where local knowledge comes in. ✔

Go ahead, use Zillow or browse Realtor.com. Set the alerts. Do your homework...Then work with someone who knows the area well enough to give you the context those search results can’t.

From retro to relevant: Split style homes are back in demand!

For years, buyers often saw split levels as dated. But these home design featuring staggered floor levels connected by short flights of stairs are becoming more popular among today's buyers.

Realtor.com economist Hanna Jones says the demand is driven by today's lifestyle demand: “Buyers want defined, separate spaces for remote work and school."

That’s something split levels have always done well. Separate living areas, flexible lower levels, and more breathing room between work, school, and home life.

Sometimes a slightly older floor plan makes a lot more sense for the way we live today.

🏡 Is New Hampshire's housing market finally starting to shift?

Prices are still holding steady, but buyers are finally seeing more choices. July ended with 2,992 single-family homes for sale — nearly 16% more than a year ago and the highest inventory we've seen since the pandemic. The median sale price continued climbing & reached a median of $580,000!

This isn't suddenly an easy buyer's market (NH still only has about 2.7 months of inventory) but it is a different market than we were navigating a couple of years ago.

👀 Early indicators for August are suggesting inventory continued to loosen while homes took a little longer to sell and sellers faced more pressure to price realistically... will September continue the trend?

Final August numbers will give us another clue about where the NH fall market is headed. 🍂
