I just inspected this 150 year old house with an exterior wall that was out of plumb. Very unusual brass water supply pipes found today in a 1936 custom home in Towson.. Brass water pipes are seldom seen. This house was well maintained and a pleasure to inspect ! Also still had the original slate roof and beautiful stone walls.

Even if you don't have a rental property, Every home should have Carbon Monoxide Detectors ...

In 2016, the Maryland General Assembly passed House Bill 0849 and its companion Senate Bill 0182. Both bills require the installation of carbon monoxide alarms for any new and existing rental dwelling units. This includes any type of dwelling unit that can be rented to an individual or family.

NOTICE.....Vermiculite insulation found in attic at inspection today.... This type of mineral insulation is known to contain asbestos fibers !!! To remove this type of insulation can cost $7,000 or more .... Vermiculite was used from 1919 to 1990, so there is a lot of this around... Vermiculite insulation is a pebble-like, pour-in product and is usually gray-brown or silver-gold in color...Check the EPA website for more details...

WATER HEATER FAIL OF THE YEAR.... Not only was the water heater leaking, but the tank had leaked for so long the overflow pan was starting to leak.. Recommended repair - Replace water heater and overflow pan ASAP!!

Wow ! Hard to believe it's been 20 years since my first home inspection. Still going strong and hoping for 20 more years. Could not have done this without my past clients, real estate professionals, friends and family. Thank you all... As always I put my clients first and myself second.
