Today’s glamorous Realtor life:

I went to my newest listing to replace a few missing lightbulbs, toilet paper and outlet covers.

Simple little stop, right?

Somehow my “quick stop” turned into carpet-cleaner quality control, calling them back for stains and missed edges, directing landscapers, syncing with the seller, answering client calls, spotting paint touch-ups, coordinating contractors around staging and photography

..and explaining cleaning instructions through hand signals because the cleaner didn’t speak English. 😂

Selling a rental? A $250K/$500K tax exclusion may still apply — but timing matters.

Some homeowners may qualify to exclude up to $250,000/$500,000 of capital gains when selling a primary residence.
Generally, one requirement is that you owned and lived in the home as your primary residence for at least 2 out of the last 5 years.

If the property is currently a rental, one option may be moving back in and using it as your primary residence to help meet that 2-year requirement before selling.

But rental history, depreciation, and timing can change the tax outcome, so this is definitely a “talk to your CPA before you list” situation.

Every Memorial Day, I stand where my name will one day be - and I’m reminded what legacy really means.

It’s a family tradition I look forward to every year.

It means we don’t usually travel on this three-day weekend, but this time together matters more - sharing stories, remembering names, honoring sacrifices, and reconnecting from the busyness of life.

Because of this tradition, many of us, including me, have already placed our gravestones here - without names -knowing that one day, we too will be remembered by the generations who come after us.

There is something deeply humbling about standing among great-grandparents, grandparents, parents, and family members who helped build the life we now live.

I feel blessed to be part of a legacy we hope to continue - a legacy of valuing family, serving our community, honoring sacrifice, and doing our best to leave this earth better than we found it.

Today, we remember.
Today, we give thanks.
Happy Memorial Day. đŸ‡ș🇾

Today’s glamorous Realtor life:

Photographer is on the way. Landscapers are not done. Pressure washer has decorated the windows. Bark has been blasted into places bark was never meant to go. Random mystery garbage has appeared.

So I sent the photographer inside to shoot the pretty rooms while I stayed outside to follow the landscapers with my one highly specialized piece of equipment:

A broom. 😂

I’m wiping down sprayed windows, putting bark back where the pressure washer exposed dirt, organizing leftover paint cans, picking up debris, eating a protein bar because I'm starving and can't leave, while trying to communicate through a translation app that somehow asked me, Where I want to get hit by the water machine?

Excuse me? Preferably nowhere. 😂

People think real estate is all cute outfits and bonbons.

Sometimes it’s sweat, bark dust, a broom, and praying the photos look peaceful. đŸ€Ł

Real estate doesn’t care what you’re wearing. 😂

One minute: dressed up and headed to a Carmen inspired party.
Next minute: accepting an offer from the car.

Later that night: stopping by an upcoming listing to check on contractor work
 and somehow ending up working on the house in our party clothes.

This is the part of real estate people don’t always see.

Behind every pretty listing photo, there are late nights, surprise problem-solving, and last-minute details.
