**IS THE HOUSING MARKET HEADING FOR ANOTHER 2008?**
The headlines might have you thinking so. But the actual data tells a very different story.
This week, our brokerage owner attended the State of the Industry conference in Seattle, investing time in understanding the economic forces shaping today's real estate market.
And here's what we want our communities to understand:
**2008 was a mortgage crisis. Today's market is facing an affordability crisis.**
There's a BIG difference.
In 2008, risky lending practices, widespread mortgage defaults, and foreclosures contributed to a devastating housing collapse.
Today?
π Mortgage borrower credit quality is substantially stronger than it was in 2008.
π Serious mortgage delinquencies were just 1.04% of active loans in August.
π National home prices were still up 2.6% year over year in the latest FHFA report.
π Here in the Northwest MLS region, inventory is up 24.5% and buyers have more negotiating power.
Does that mean the market isn't changing? Absolutely not.
Homes are taking longer to sell in many areas. Some sellers are adjusting their prices. And higher borrowing costs have made purchasing a home significantly more challenging.
But **a market adjusting to affordability pressures is not the same thing as a market collapsing under widespread mortgage defaults.**
And that's why we believe real estate decisions should be based on data, not fear.
At REMAX, staying educated isn't just about understanding where the market has been. It's about helping our clients make informed decisions about where they're going.
Less fear. More facts. Better decisions.
