Summer isn’t just for sunshine and BBQs—it’s also the perfect time to knock out these quick home care tasks! ☀️

1. Clean Your Gutters & Downspouts
Leaves and debris from spring can clog your system—avoid water damage before the next summer storm hits!

2. Service Your A/C or Heat Pump
Make sure your system is running efficiently so you’re not stuck sweating during the next heatwave. Clean or replace filters too!

3. Check for Exterior Cracks & Gaps
Inspect siding, windows, and doors for any gaps or cracks that pests (or hot air) might sneak through.

4. Refresh Outdoor Spaces
Power wash patios, repaint decks, and clean outdoor furniture. A little sprucing up goes a long way for summer hangs.

5. Inspect Sprinklers & Irrigation Systems
Make sure they’re working efficiently and not overwatering (or watering the sidewalk).

Central Oregon Market Report 🏡

May showed a softening in the Bend market - especially in prices with the median sales price going down to $693,000 and inventory remaining steady at 5 months.

Redmond though showed an increase in sales price and a steady days on market - reflecting fluidity.

Have you heard of the 80/10/10 rule when buying a house?

The “80-10-10 rule” suggests focusing on finding a home where 80% of the aspects are what you love and want. You should be able to change 10%, and be comfortable with 10% of the aspects as they are. This helps you focus on what you truly need and also allows for an area of compromise.

Some of the most common things I hear as a real estate agent that I’m just not falling for..

1. “I should wait for the market to crash” - bad idea for multiple reasons. For one, who knows if/when that will happen - you might be waiting a LONG time! Plus, if you already own a home and plan to buy another then you’re losing equity on the selling end even though you’re buying at a cheaper end.

2. “I’m too young to buy a home” - did I miss the memo that there’s a “right” age? There isn’t. Should you find a location you’re going to stay at for a few years, sure. But the sooner you buy the sooner you build equity.

3. “I need 20% down” - this couldn’t be less true. Sometimes you need 0% down, sometimes you need 3.5% and sometimes you need 20%. There are alot of loan types & programs - check to see what you qualify for first before counting yourself out.

4. “My house needs to be perfect before I list” - sure it should be cleaned up and in the best showing condition as possible BUT sometimes you’re wasting your time on things that a buyer is going to come in and change instantly anyways. If you own a home you know there’s ALWAYS another project. Don’t get sidetracked by the small things.

5. “The market is slow, I’ll wait it out” - what exactly are you doing while you “wait”? You can list your home and have a higher chance of getting a buyer than just sitting around watching your neighbors houses sell only for you to try yourself in six months. Buyers will only buy if they know it’s for sale. List the house - the buyer will come.

Central Oregon Market Report 🏡

May showed slight signs of slowing in the Bend & Redmond markets compared to the previous month. Both markets showed the average sales price was lower and inventory was higher - a benefit to current buyers!

Sisters took the cake in May with the highest sales price of the three markets!

Have you been relying on Zillow or other home sites to find your dream home? If so, you might be missing out!

While Zillow and other home sites get data from the MLS, not all MLS systems are connected. It’s also not uncommon to find mistakes about a homes details listed on Zillow because it doesn’t always transfer the information correctly.

Zillow specifically has recently come out with new rules that may eliminate more listings from being shown on their site than before.
