The real estate market in Central Oregon has cooled somewhat in 2025 after the frenzied peaks of the past few years, but it still remains active and mixed, depending on the city and neighborhood. In Bend, OR, for example, the median sale price for a single-family home recently landed around $723,750 (12-month trend) even as inventory increased and days on market lengthened, suggesting the market is shifting toward balance rather than booming.

Meanwhile, in Redmond, OR, a nearby but more affordable alternative median sale prices are notably lower and inventory is tighter, giving buyers slightly better opportunities than in Bend.

Smaller Central Oregon towns (such as La Pine, OR and Sisters, OR) are also trending differently. These areas often appeal to buyers seeking lower prices or quieter, rural lifestyles, but they tend to have slower turnover and fewer listings, which means strong demand can still push values upward.

Overall, 2025 in Central Oregon seems to be a transitional moment from a seller dominated, fast moving market toward a more balanced one. For buyers this means more choices and negotiating power, but prices remain elevated enough that affordability is still a challenge.

Please feel free to reach out with any of your real estate needs. I’m always here to help guide you through your next move.

The Central Oregon real estate market is showing signs of balance after several years of rapid growth. Home prices in areas like Bend and Redmond remain relatively stable, with modest year-over-year increases, but rising inventory and longer days on market are giving buyers more leverage. Sellers are finding they need to price competitively as bidding wars have cooled. Looking ahead into the fall and winter months, the market is expected to slow seasonally, with more negotiation room for buyers and modest price growth at best. Mortgage rates will remain the key wildcard, if they ease, demand could pick back up, but if they stay high, affordability pressures may keep activity restrained. Please don’t hesitate to reach out if you have any questions about the market or if I can help with any of your real estate needs.

This summer (2025), Central Oregon’s real estate market showed clear signs of cooling and rebalancing after years of rapid growth. Prices in Bend and Deschutes County dipped from their spring highs, with Bend’s median home price dropping about 10% year-over-year, while Redmond and surrounding areas held steadier. Inventory climbed across the region. Bend listings rose nearly 30% in June, giving buyers more options and extending days on market compared to last summer. Mortgage rates settled around 6.6–6.7%, which helped sustain steady sales activity despite higher supply. Overall, the summer market leaned more balanced, with buyers gaining leverage and sellers adjusting expectations through more competitive pricing.

Please don’t hesitate to reach out with any of your real estate needs, I’d love to be a resource for you. I’m always happy to help in any way I can!šŸ˜€

Bend long known for its high demand and fast sales has shifted into a more balanced, buyer friendly phase while still maintaining strong pricing trends. As of June 2025, the median sale price for single family homes in Bend was about $772,000, with roughly 30% of transactions exceeding $1 million . Inventory has expanded to about a five month supply, a substantial increase from last year’s scarcity, meaning buyers now face less competition, but don’t expect prices to drop drastically just yet . Despite slower sales, desirable homes continue to move briskly in about 22 days on market, highlighting that quality listings still command attention . In short: inventory is growing, giving buyers more choice and leverage, but strong seller pricing power remains in place for well positioned homes in high-demand neighborhoods.

The Central Oregon market is shifting, with more options for buyers and steady prices for sellers. Please reach out with any real estate help you need. I’m happy to assist!

When buying a house in Central Oregon, the three most important things to consider are.

1. Location and Lifestyle Fit
Central Oregon offers a wide range of living environments, from the urban feel of Bend to the quieter, rural surroundings of places like Sisters or La Pine. Consider proximity to work (or remote work needs), access to outdoor activities, school districts, and the type of community you want to be part of. Lifestyle plays a huge role here, whether you want to be close to ski resorts, rivers, mountain biking trails, or simply enjoy a peaceful rural setting.

2. Climate and Natural Risks
Central Oregon has a high desert climate with significant temperature swings, low humidity, and wildfire risks in certain areas. When buying, it’s crucial to assess a property’s exposure to wildfire zones, insurance availability, and factors like snow load or water rights if you’re on acreage. These environmental factors can impact both quality of life and long-term property value.

3. Market Trends and Affordability
The market can be competitive and fast-moving, especially in desirable neighborhoods. Understanding local pricing trends, inventory levels, and future development plans is essential. Work with a knowledgeable local agent to ensure you’re paying a fair price and making a smart investment, whether it’s a primary home, vacation property, or rental.

Central Oregon real estate, particularly in areas like Bend, Redmond, and Sisters, continues to see steady demand, though the pace has moderated compared to the pandemic-era boom. As of mid 2025, the average days on market (DOM) for residential properties across Central Oregon ranges from 30 to 60 days, depending on location and price point. Bend’s more desirable neighborhoods often sell faster, while rural or high-priced listings may linger longer. This moderate DOM reflects a more balanced market, where buyers have slightly more negotiating power than in the ultra-competitive years prior.

I’d love the opportunity to help you navigate your real estate journey, whether you’re buying, selling, or just exploring your options. Please don’t hesitate to reach out with any of your real estate needs. I’m here to help every step of the way.

One of the most interesting aspects of Central Oregon real estate is the rapid growth and transformation of Bend, a once small mountain town that’s now a hotspot for remote workers, investors, and outdoor enthusiasts. With its stunning backdrop of the Cascade Mountains, easy access to skiing, hiking, and river activities, and a thriving craft beer and tech scene, Bend has seen soaring home prices and innovative residential developments. Eco conscious, luxury, and modern mountain-style homes are reshaping the region’s housing market, making it one of the most dynamic real estate landscapes in the Pacific Northwest.
