In Bend, OR, for example, the median sale price for a single-family home recently landed around $723,750 (12-month trend) even as inventory increased and days on market lengthened, suggesting the market is shifting toward balance rather than booming.

Meanwhile, in Redmond, OR, a nearby but more affordable alternative median sale prices are notably lower and inventory is tighter, giving buyers slightly better opportunities than in Bend.

Smaller Central Oregon towns (such as La Pine, OR and Sisters, OR) are also trending differently. These areas often appeal to buyers seeking lower prices or quieter, rural lifestyles, but they tend to have slower turnover and fewer listings, which means strong demand can still push values upward.

Overall, 2025 in Central Oregon seems to be a transitional moment from a seller dominated, fast moving market toward a more balanced one. For buyers this means more choices and negotiating power, but prices remain elevated enough that affordability is still a challenge.

Overall, the summer market leaned more balanced, with buyers gaining leverage and sellers adjusting expectations through more competitive pricing.

Despite slower sales, desirable homes continue to move briskly in about 22 days on market, highlighting that quality listings still command attention . In short: inventory is growing, giving buyers more choice and leverage, but strong seller pricing power remains in place for well positioned homes in high-demand neighborhoods.
