Inspection day!

A lot of people think just because they're buying new construction they either don't need or can't have a 3rd party inspection performed. Having an inspection done no matter if it's new construction or a re-sale is always something that should be completed, and I'd highly recommend it. The inspector is trained and certified to notice any flaws that may be detrimental to your home now or in the near future.

We're starting to see some declines in mortgage rate percentages to a more reasonable level than we've seen over the past year. With mortgage rates declining experts are predicting more affordability in the market and more buyers coming back to continue or start their home search. We've seen some good progress over the last few weeks with mortgage rates coming in at their lowest rates since September 2022. On another positive note, mortgage applications increased by 7% last week when compared to the week before.

Below is a breakdown of current rates that I received from my friends at Churchill Mortgage yesterday.

30 year fixed: 6.21%
15 year fixed: 5.27%
30 year jumbo: 5.70%
30 year FHA: 5.78%
30 year VA: 5.85%
5/1 ARM: 6.27%

As mortgage rates rose last year, activity in the housing market slowed down. And as a result, homes started seeing fewer offers and stayed on the market longer. That meant some homeowners decided to press pause on selling.

There's many different reasons people want to purchase a home. According to a recent survey by himaxwell.com here's some of the top reasons people purchase. Of the people surveyed:

1. 95% believe the cost of renting is too high.
2. 35% think owning a home is an important wealth building tool. Personally - I think it's a very important piece of the puzzle to building lasting wealth.
3. 16% seek the sense of security owning a home can provide.
